From what I hear if you are already on the FHA list then you won't be removed unless of course you screw up an appraisal. Also the wording certified was meant to mean licensed/certified. I am new to posting on this forum, but I had some free time today and I have read a lot of posts. All I can say is some people on this site have real disdain and built up hate. They wish bad things on others and like to tout themselves. I personally believe in karma and I never wish bad things on others. I am as you people put it "just licensed" as of now, but I am in the process of becoming certified, but no matter what I would never be a jerk and have fun at the expense of other people's misery. I hope everyone can do FHA appraisals and everyone can be as successful as possible. Also how many posts can some of you people make. Maybe if you spent less time on this site posting (thousands of posts really) and more time working/finding new business then you wouldn't be so pessimistic about the industry. And maybe you would have less time to hate on your peers. Licensed appriaser or certified appraiser we all in the same business and have the same goal. Remeber karma can come back to get you. Hopefully for some of you people's sake karma is kind. Or may be it hasn't been kind already and that is why you have no work and so much time to spend all day posting meaningless posts. If I posted as much you people my business would be under and I would be on the streets. I can picture some of you now on the edge of your seats waiting for the next post hoping it will merit what you just posted so you can look cool in front of your friends. Or praying the bill says licensed appraisers can't do FHA appraisals so you will be right and they will be wrong. Man that's all elementary, Remember GOD loves you and kindness cures all-- try it.

There might be a few who tout, but I’ve not really seen anyone who really wishes bad things on others. Well, not from any of the regulars anyway.

I truly believe that those advising licensed to become certified are saying so because they believe it is the best thing to do, not because they are jerks and are having a laugh at our expense. If that were true, why would they not just keep their mouths shut and have a really big laugh when the door is closed on licensed?

Who is being judgmental and a jerk now? BTW, I average something like 3 posts a day and I am able to fit that in my busy schedule.

So why are you here?
 
I was licensed as an appraiser in 1993 and upgraded to certified residential real estate appraiser three years ago. I took both tests and I thought the licensed test back in 1993 was much harder than the certified test. Maybe it is because I know what I am doing now. The certified test took me less than one hour to complete and I passed it. No problem!

From where do you hear it? Is it a credible source?

The whole issue will turn on what Congress meant by being "certified". I havent heard from any credible source a final determination on that issue. Were they intending to have HUD take over 1/2 their appraisers off the roster? HUD seems to be in the dark on the issue. So are we?

If we really want to know, I think some Congressman should be contacted. I believe Mel Martinez was one of the sponsors of the legislation.
 
One final thought that all can agree on I think. Being certified is no assurance that any FHA appraisal will be better than one done by a licensed appraiser.

I know a licensed appraiser that has been on the panel 23 years. Im sure his work is better than most certified appraisers, especially his FHA work.
 
RSW....I am certifed in Florida and Oregon. The last I heard Florida's pass rate on the certificaton exam is 37%. Tennessee's test must be much easier and that's probably why Florida doesn't have reciprocity with Tennessee. And for you "Licensed" appraisers...a couple of classes and 1 year experience does not make you just as good of an appraiser as a certified with 15 years experience. Oh, but the banks love calling me and telling me my fee is too high and they will just have to get a "Licensed" appraiser to do the assignment. And oh..btw..I moved to Oregon and had to take ALL of the classes over because of vague language in the law. So I have taken the ALL ....TWICE. But that doesn't make me just a qualified as a Certified General. Doctors are more qualified than nurses etc...you get the point. You guys had all this time to get Certified and you didn't. That's your fault and you should do something about it. Enroll this fall at a University, take the necessary courses and get it done. Back in the day the banks would only add you to the approved list if you were an MAI or an SRA. Now how do you think they felt when the banks thought that "Licensed" was enough. You know it's only because they can get it for less money. An MAI friend of mine said it cost him something like 50 grand when you include travel, food, etc, to get that designation. But oh...I get it ...you are just as qualified as him too I bet. Yes, there are louse certified appraisers out there. And there are lousy "Licensed" appraisers as well. Why do you think the ASB is getting rid of that license level? If the law states that to perform appraisals for FHA you have to be a certified general then I would have to take some more courses and get the extra experience. Ok.. I'm done ranting...
 
Oh...I almost forgot. If I use your logic then people with a GED are just a smart as people with an MBA. And besides. eventually they will bring in appraisers from India or somewhere to take all of our jobs anyway. So get that degree so you can get another job doing something else.

I doubt it. I thought the Florida test for certification was easier that the test to be a trainee in North Carolina, it was a piece of cake. Of course that is assuming one knew what they were doing. I find it hard to believe someone could appraise for two years and struggle with such an easy test.

Please show me where any of us "Licensed" appraisers said that.
 
Maybe the requirement for a "certified" appraiser only applies to the Hope Now program which would mean there would be two tiers of FHA appraisers.
 
I submit this post as a private citizen/taxpayer/LICENSED APPRAISER. The following views/opinions are mine alone, and not that of the Department.

When licensing first started 92/93 a license level required 75 hours of basic education, certified residential 105 hours, general certified 120 hours. I had 115 hours. Unfortunately, a couple of my classes were done via correspondence (final test with proctor). During that time correspondence classes were not acceptable for the certified levels. This rule subsequently changed to allow correspondence courses for certified levels. So, here I sit a mere licensed appraiser. It seems some of you believe this alone makes me unqualified to complete FHA appraisals.

I submit my credentials/qualifications:

Appraiser for 19 years (13 years independent fee appraiser/6 years HUD/FHA staff).
Former FHA Fee Panel Appraiser (CHUMS# 2353)
Former FHA Roster Appraiser
Former FHA Review Appraiser (sub-contractor)
Former FHA Review Appraiser (contractor)
Former FHA Senior Review Appraiser, (Staff) HUD/FHA Santa Ana Homeownership Center
Currently FHA Chief Appraiser, (Staff) HUD/FHA Santa Ana Homeownership Center
Have performed and supervised numerous forensic appraisal reviews for the Office of Inspector General for major criminal investigations
Have performed thousands of FHA appraisals
Have performed thousands of FHA appraisal reviews (administrative and technical)
Regularly assist HUD Headquarters with appraisal policy issues
Regularly review staff and contractor appraisal reviews and recommend varying degrees of sanction to be imposed on FHA roster appraisers.

And for you "Licensed" appraisers...a couple of classes and 1 year experience does not make you just as good of an appraiser as a certified with 15 years experience.

Pardon me sir, but, what are your credentials? 15 years and a state certification? FACT:
Your credentials are not even remotely close to mine. I've forgotten more about FHA appraisal than you and every poster in this forum combined, will ever know. I could make a career out of correcting the answers I read in this forum. There is no appraiser in this country that has the FHA appraisal credentials I have. I defy Mel Martinez, any politician, any person, the ASB, AQB, AI, NAIFA, ASA etc. to produce a designated or "certified" appraiser more competent than I to develop and report an FHA appraisal.

Now, is everyone done being arrogant and rude here? Because, I am.

I will submit positive and constructive commentary about this issue in the near future. I hope you all will do the same. Let us move on.
