It's ALL about software implementation ... The form and its drop-down menus and input fields are just fine - will only require getting used to it. My first take here is that the software companies have not made any attempt to make completing the form easy and time-saving. If data collection is the goal, that can be achieved without eliminating all possible appraiser efficiencies.

They needed to create a form that is NOT dynamic, that is NOT Cloud-based. Were/are there any appraisers out there that were actually calling for a dynamic and cloud based appraisal form solution ? anyone ? I see a giant cluster F on the horizon.
Its one of those things that in theory sounds great but implementation is bad.

I do hope some of the problems are due to it being in the test phase still. But man, its a good way to get appraisers to leave the industry.
 
Being dynamic is a requirement of the UAD spec. And, yes, I know appraisers who were asking for that 15-20 years ago. Even back then people realized how silly it was to have so much content in a long text addendum.

Being cloud based (or not) is a choice of the software company.
I know you have extra insight into this, but I don't think non cloud based is an option with any software company.

As I said before, I am testing a non-cloud software now.

ACI, Alamode, Pennymacs platform Vesta is cloud based. While it is an option for the vendors to not use the cloud, I don't think many will, since the form itself lives in the cloud, aka the internet. But it is all a little murky. I am not opposed to changing/updating our forms, etc, But after all the work and timeline push backs, this is what was settled on? I do it needs to be more user (appraiser) friendly and it needs to be right from the beginning. Take a little more time and do better.

What software do you use? And is the form responsive? Because the lag in the test form I was using was really bad.
A non cloud based design is better IMO.

You stated you have no problems at all and working just as easily as if you were typing up a 1004.... when everyone else is having headaches.

JGrant already asked now I will.... which software provider are you using?

What is the name of the software company that manages this dynamic format, non-cloud-based?

If it is still the same numerous drop down fields to be filled out what difference does it make if it is cloud based or antoher interface based...

I do not believe any of us recall an appraiser asking for dynamic fields, and if they did, maybe they failed to understand how it would make things exponentially harder .
 
To be clear, if you clone a report, then you STILL have to fill in the drop-down sections - (not just make sure you have the right drop-down section )

I personally do not clone reports anymore -I used to some years back but found it was too easy to make an error - a template works better.
I wonder if cloning has been a major problem with the GSEs because it helps complete a report quicker.
For years I cloned and I have to admit, there are fields I overlooked and left it there.
Now I use a merged type of clone instead of copying everything.
These "minor" mistakes from cloning doesn't really change the appraised value but does make report less professional and sloppy.
