New URAR

I’m not wasting any time learning about the new UAD until it’s game time. The last new and improved form in 2005 took a year to clean out the cobwebs and the eager volunteers who assisted the notables with the beta versions got zero thanks and their feedback achieved no results. I predict this new version will be over a year past their projected release. I’m amazed at how many appraisers are getting aroused by the ridiculous changes that are on the way and will actually pay to go to Vegas to help the AMC, software vendors and Fannie gang perfect the hybrids.

I am willing to do a couple, ask for mo money, and see what happens. I like my non AMC lenders and they have always paid me well. But at what point does out fee hit the point of too high for the borrower. Getting paid more is fine for the part time aggravation, cause i have no plans to be full time again with this full time aggravation.

Back in 2014 the term Skippy appraiser was bandied about on the forum....
Skippy hasn't gone away--it's the majority of what I see in my review work. I imagine they'll figure out how to boilerplate even the most custom fields.

I haven't taken the class yet, but I sat in on a 2-hour seminar by Freddie. Yes, it will take longer. At the same time, I think it will protect appraisers (somewhat) compliance-wise.

The true test will come from doing one front to back.

I thought the same - I was wrong.

It’s going to be good in a ton of ways and much more akin to the legal narratives I do - but it is starkly different and more exhaustive versus anything the majority of appraisers have completed.

After you’ve sat through the training, you’ll see what I mean. The report will be great, but this is going to be very different.
Good to know! Thanks.

Problem is, Bobby, your clients are nervous about game time. They will want to know BEFORE game time that you are ready. If you give them an inclination that you will wait until game time to figure out the game, they will find a new appraiser.

The only part my clients will care about is how high the opinion of value is on the report. I fully expect months of bugs in the new forms and a gradual phasing in of the new system. It took them forever to reach an “AI Ready” stage around 20 years ago. The new “form” isn’t splitting atoms and the more difficult and cumbersome it is, the higher the fees will be. I anticipate months of train wrecks and I’m not going to be an unpaid volunteer to test a system which has this industry in its crosshairs.

In addition to a fee problem, there is a turn time problem - adding a half hour or hour more per inspection, filling out the details adds 1-2 hours more, and chasing down any missing information can take days. What is the HERS rating? Over half the owners know NOTHING about their own property. Ask them a question when the roof was installed and their eyes glaze over. They have to check . they will get back to us....one day. The RE agents know fluff like it has lush landscaping. Getting an answer to one property question can delay turn time by a week.

Good luck getting a report in on time, -what a cluster FUBAR.

You morons better learn how to be home inspectors, oh i means observers, and be contractors on the costs to cure.

At least you don't have to provide proof of the cost to repair....
