Pamela,

Doesn't sound like you are a Newbie or a Wannabe...so why come to this forum if you aren't interested in answering questions? That is what I thought this Newbie forum was for. To ask questions and hopefully someone will be nice enough to answer them. I for one am thankful that I can read this information. I appreciate any enlightenment that you experienced appraisers can give. That is the purpose of any forum. To ask questions, get answers, discuss topics, etc. If you think they are basic questions then don't answer them...it's easy to do. What if your supervisor when you started turned you away and said "that was a basic question, I am not answering that. You should have learned that in your classes."

I understand your frustration, but I also think some people come here to get information on the appraisal industry before they jump in and pay for courses, spend time finding a mentor, etc.

For trainees, sometimes supervisory appraisers can give wrong answers, or ones that sound wrong and it is nice to come to a place where people are willing to help out (whether you think it is a basic question or not). If you are not one of them that is fine, but sometimes it is best to leave things unsaid.

I thought is was a pretty good start myself. Haven't been to the forum in awhile...too busy doing my job. I have fun in this job, but it sounds like a few are cranky. I for one appreciate the answers given on this forum. Although I haven't asked many questions (work in a large shop with many people to help), I appreciate reading this forum when I have time. It helps having a friend that owns a mortgage company to have business constantly coming.
 
I think you have to soak up the whole thread to get what Pam was talking about, (leaving out the part where Greg and I were pecker measuring, of course)....

All she was saying was that the same questions are asked repeatedly and the same answers are given and it is all contained in the FAQ and the knowledge base. If you look there and still don't understand, then ask away. Everyone is here to help, but you really should try to help yourself first. That is all she was saying. She made a good point, and after a few ruffled feathers, was laid to rest, about a month ago .... until today of course..... Welcome back and congrats on the business ......
 
So....Jeremy.....How does your friend in the business handle it when the value is not there? Would the business keep coming if you were low on a few appraisals now that the business has slowed. They all can't come in at or above value. It is a tightrope walk keeping friends in the mortgage business when you are an appraiser.
 
Damn skippy ..... and dangerous too! You can get accused even if you are innocent.

Once you are accused, it is kind of like trying to un-ring a bell ...... ;)

That is understood. I just saw the post and it hit a nerve. I probably should have kept quiet. I understand what you are saying and thank you.

Only had one problem with value so far. Not by much though. He has a shop of 15 loan officers so I have told him to go to another appraiser for those loans that value might be a problem. Work is fortunately good for him and me, and he isn't the predatory type. I usually do the purchase side of things anyway with a few refi's thrown in, so value rarely comes up with the lender.

By the way for trainees out there. Having a relationship with a mortgage broker/lender can get you in the door of a supervisory appraiser. It worked for me. I spent months trying to find someone to train me...then spoke with this old friend that owns the mortgage company. He said he was always looking for appraisers and since I was his friend he would work with me. Called a decent size appraisal company (5 appraisers) told them I would bring in business and was a trainee the next day.
 
yes, jeremy, it does help to have contacts in any business field.

jes be rite careful of any conflict of interest.

and other possible misinterpretations in that arrangement.
