Old boss changed report and signed my name.

I'm very well aware of that definition in USPAP, but I have news for you.....that will not hold up (with our Board anyway). The Admin says there is no USPAP Rule that says I must retain control. Sorry, nice try!
 
You sure are quick to jump to conclusions, I hope you dont do that when your appraising.........
 
That's not how Alamode works. It becomes locked when any signature is placed on it. If ANYTHING is attempted to be changed in the report, a pop-up will warn that the signature will be removed if you want to alter something. As long as the supervisor doesn't change anything, it will allow a supervisor's signature to be placed on it without unlocking it. If the supervisor wants changes made, s/he can do that and then send it back to the appraiser on the left to check over and add their own signature again.

It is NOT 'industry' standard to allow others access to your digital signature!!!
It is NOT USPAP compliant to do that which makes it against the law in most states.
The 'everybody else is doing it' is NOT a legal defense!!!!!

If your software doesn't allow it to be set up like this, you really need to think about getting a different software.

How about the other software programs, I would like to hear from others if their software programs works like this as well.
 
STOP!! Hiding behind the I don't want to turm em in cause I might get in trouble BS. You're ALREADY in trouble & that troubkle will multiply IF they have to comer to you before you go to them. With allthe problems that we're having I don't think anyone is out to NAIL anyone that realizes that it's time to take a stand. I was getting extremly depressed & about to give up When I got revitilized last night that here in AZ they are still working, & taking names putting together indicments. So again IF your newly licensed or a Trainee in AZ you MAY want to go to DFI in Phoenix & say I MAY not have been as well trained as I thought I was, what can I do to help. In fact IF you feel as though some reports MAY NOT be as good as you'd like them to have been you may want to go see them. These guys are NOT looking for the little guy.

Excellent Post. If you do nothing, you will spend a lot of sleepless nights wondering if they will ever come after you. If you come clean with the regulators, most likely you will be on the same side with them going after the truly bad actors. Do it for your own piece of mind.
 
Okay, i have to ask this. You are a trainee, which means you have to have a supervisor sign off on your reports.
You said that you did the appraisal and sent it off, then later, your boss went on a rampage when he found you had busted the deal....
Did he not go through the report thoroughly with you, line by line before adding his signature....
Or is it a case like someone i once knew where his supervisor signature was already attached to the template so the trainee could transmit the report when they are finished.

Here is a Q&A which addresses many different scenerios. Not sure why you are looking to pick a fight regarding signatures, why don't you start another thread instead of hi-jacking this one?

The signature question IS relavant to the OP...sheesh. I am not looking for a fight, it is a qustion with more depth than meets the eye Wicked and needs to be addressed by all appraisers!
 
You need to hire an attorney and fine civil charges against your mentor for this. He has stolen your good name and reputation for personal gain. Sounds like slam dunk case and you could get compensation.

I am not a fan a lawsuites but in this case it would be a good idea.
