And it was a duplex with an as-is and as repaired value...so 2 appraisals.
 
Anyone pros-tee-tooting themselves for $25 deserves all the grief they get.
I recall looking up the appraiser's name and it looks like passed away about a year after this. Obviously just getting paid for their signature. If the AMC isn't help responsible you just find another desperate soul.

Remember, FNMA partners with this AMC.
 
I'm all for appraiser independence WRT the fees that someone wants to charge, but its really hard for me to believe there are appraisers who will do a desktop appraisal for $25. It just doesn't make sense. Even if you can crack one out in two hours (which seems impossible to me), that's $12.5 an hour - gross...

That's the only thing that makes any sense at all. And even then - you'd need about 20 of those a day to make anything other than scraps. Ya still got to pay that ghost writer...

A outlier never seen one done for less than $75 bucks.
 
I don't know if there is a correlation between 'going to hybrids' and FNMA's remarkable, astounding increase in value, going from a 50-cent stock to $7-buck chuck, or a X14 increase (after all, Nvida is only X4 in the last year). Now it has a cap value of $8 Billion and it is a annual cash cow of $24 Billion. The only problem it is holding $3 Trillion in Debt thanks to the US tax payer. Freddie has the same problem. Yesterdays news was about finding $2 Billion in gold bars. I hope Musk and DOGE inspect the quasi-GSEs. Strange that its increase doesn't make the news.
