Your contributions have not gone unnoticed, even if it seems unappreciated at times.

Enjoy your Golden Years and give my love to Elvis.

What are your plans? I'm thinking appraisal and I may not see eye to eye either in the long run.

But with 30 years invested, it's difficult for someone else to hire me????

Best of Luck, I've enjoyed your insight and your honesty...

Mr. Nelson, Sir, thank you for your sage wisdom, postings on AF, and your personal and professional contributions to the Industry and attempts to make us all better Appraisers. Good Luck in your next endeavor. Don't be a stranger here.

Thanks "Oregon Doug" Nelson. Your insight and contributions to this forum have been much appreciated. Don't be stranger and enjoy your downtime.

You've been an inspiration to me over the years on this forum. Thank you for being one of my online "mentors."

I hope you continue to participate from time to time.

Thanks for your participation on the forum. Only wish more members of the various state appraisal boards would. Best wishes and tight lines for the future.

Hitting the wall on committees and rules can be extremely discouraging. I know--been there, done that--quit!

As you can tell from the posts on this forum, your opinion is considered valuable. Don't be disheartened--YOU HAVE MADE AN IMPACT. Don't be a stranger here--stay with us.

I am also glad we are at the end of our career and not just starting out. Have seen cycles since 1972 in the real estate business and experienced a lot of bulls**t while appraising from banks, loan officers and "real-a-tors". Our system continues even though it seems that it is becoming more corrupt.

The last crisis was lead by the banks and the taxpayers bailed them out. Everytime things go bad, they finally get off their dead a**es and pass a few laws to make everyone think they're doing their job. Then, the cycle continues and it happens again. The big boys at the top are still making their seven figure salaries plus bonuses. We underlings are still complaining about the same stuff. And so it goes . . .

I thank you as well and hope you will not forsake the AF in your retirement. Wishing you my best.

My advice to you is to start drinking heavily!!!

Good Luck, sounds like you were one of the good ones.

I'm late to the party, not having been aware of Doug's post.

Doug, I've known you for nearly a decade.

You are and will always be remembered in the PROFESSIONAL appraisal community as a guide for us all.

In my mind, you are one of the very good guys, who wouldn't let the ACLB gloss over crucial issues affecting the working appraisal community.

Thank you for all you have done to appraisers and the profession, and I wish you eternally good fishing.

Best Regards,

Tawfik
