Matt, two of the three counties I cover have more appraisers than all of Wyoming. If I add the 3rd county, it really makes me sad.

Imagine the same number of people as your Summit County, but spread over an area twice that of all Ohio.

Bryan, what would you say your total investment has been in your website? I'm interested in hearing what kind of ROI you've experienced, as a web presence seems potentially expensive but probably necessary to stay "up to speed".

I get about 90% of all my orders from new clients because they found me on the internet. If you are in an area that has a demand for appraisals, then you really have to have one. Spending a couple hours a week getting linked up on directories and other appraiser and realtor websites that will post your website is the key to success when you get started.

If you are willing to put a little sweat and equity into building your own site, you can easily build a functional good looking website using a content management system like Joomla. http://www.joomla.org. It is a free open source application that makes building websites extremely simple. No coding required. You can have a nice site in less than week doing this.

Sitespinner works but is not in the upper ranks for easy kickass style website creation. Plus it is not free!! :new_snipersmilie:

I haven't read all the other replies, but I hate the directories. It's like many have said, they are good for $0 comp checks. We are signed up with AppraiserUSA, Appraisers.com, and AppraiserGuide (which may have a different name now). Those are the only three that I've ever seen ANY sort of return from and even then, jobs are few and far between even with those three. We used to be signed up with several others as well but they were literally just good ways of throwing away our money with no benefit and no way to figure out if it was a benefit. Especially when so many people, when asked, "How did you hear about us?" simply respond, "The internet."

Service Magic used to get us the occasional benefit, but they can be costly too. Their direct lead program, which seemed the best, would also annoy our clients. They gave us a direct number that I'm sure was not only confusing in terms of figuring out which number WAS really ours but also they would introduce themselves as company reps and answer the phone as if they were sitting in our office. People would spend a good time giving them their information only to be transferred to us and have to do it all over again.
