I completed on an appraisal on a property that has a pool that is partially above ground (about 2 feet of the pool is above ground and the rest is below). It is the same quality as a typical above ground pool and has decking around it rather than concrete. How would you value this pool? Above ground, below ground, or partially below ground?

Personal property; no value given

If two guys, a six-pack of beer and an hour can take it down it is personal property.

You don't value pools by the level of the dirt.

Put dirt up against those steel supported aluminum walls, of an above ground pool, and you have an expected useful life of 5 year or less, depending on the soil acidity.

Personal property with a cost to backfill the hole.

.

No value. it is not a true in ground pool. I have seen many like you describe. Not an In Ground.

I've called them built-in, usually into the side of a sloping back yard.

How to value? What does the market say?

In this area they generally add value if they're nice. If in poor condition, I've deducted for the cost to remove.

Depends.

so it's an above ground pool buried in a hole? anyone have a picture? i don't think we have many of those.
