Absolutely not. I didn't need to. I just explained how I did it. You can either believe me or not, it won't change what it took me to find this dataset.

Even if you think that I'm the one who is playing games with the facts here it wouldn't matter because (AFAICT) the map I posted apparently doesn't show his location. I did check the national registry after he accused me of doxxing him but "Phil" Crawford doesn't even show up under that name in the National Registry.

But then again, you would have already known that in advance of asking me had you looked for yourself.

Just so we're clear, nobody cares who Phil is or where he lives. Nor who/what I am. He's just an appraiser and small business operator, not some high-speed Seal Team 6 operator whose zip code is of significant concern. I don't think he has much to worry about when it comes to the ferocious ninjas that the GSEs use to "Arkancide" their critics.

Boots on the ground appraisers don’t have many friends and advocates, and even less who use their pulpits to bring to light issues that affect us. Phil is both.

A friendly dive into the data is one thing, and I’m sure he expected and hoped for feedback. But he didn’t deserve to be drug through the mud especially given the age old “Line up 5 appraisers and you will get 7 opinions” adage. In the end we are worse off for not extending a little professional grace toward a friend and advocate.

I just did that in this thread, 1:45 ago. You even responded to that post, so I know you saw it. You can easily replicate the process I used, if you want. This must be the 3rd or 4th time I've explained it.

Did you miss GH's post where he called Phil Crawford a 'pimp'?

For the record, when Phil Crawford asked me who George Hatch was, I told him he was an old timer like myself, but who thinks he a legend. I NEVER said GH was a legend. I respect GH on many levels, but the seeking out of Phil's home address in an effort to isolate the specific market data Phil used in his waiver example graphs was totally unprofessional, if not a potential USPAP violation. Argue on.

Fair point. I must be thinking about the other merch he sells. Apologies. I shall withdraw that crack because I don't want to have such errors floating around out there. I make mistakes but I try not to operate in bad faith.
