Questions For FHA

I am trying to get information on the FHA exam. I can't seem to find out who, when and where to take the test. I have found various websites with the questions but no answers! HELP!!!!
 
Just had a reviewer ask that I remove MLS as a source of information and change "assessment records" as another source to say "county records". Well they are not from the county they are from the city. And since when is MLS not acceptable as a source? We try to reverify with an agent in the deal as well but have always posted MLS with a # and assessment records when we can.

Anyone have an answer on this one?

Who asked you to do this? The reviewer is calling you directly? This doesn't make sense to me at all. Why would anyone dictate to you what source you used? You used what you used! What do they want you to say instead of the MLS #? If I used "MLS # such and such" and "Assessments Records" I would be dambed before I would change it.

I would type an e-mail and ask for clarification on what they are asking for and state that you don't understand the request...You actually did use MLS # such and such and you actually did use Assessment Records you can't state that you used "County Records" because you did not; just as you can't state you used Dataquick or Realist or Recorders records etc.; Then go on to state that if they are requesting that you go back and verify your information by some other record that the reviewer wishes for you to use, then you are willing to do that and ask for the reviewer to fax whatever record it is that s/he wants you to look at and you will look at it.../%#@

But, even at that your not going to change your data sources because as of the date of the appraisal you used what you used; unless there is a mistake on your appraisal and the reviewer's data is more accurate then maybe you will change something.

Exposed wires in a ceiling junction box.

Must the wires be capped (I think yes).

If it costs virtually the same to install a cheap light fixture as to have the electricain properly cap and cover the junction box... do we condition for the installation of a 'builders quality' fixture in that location, or just capping the box..

A junction box is for wiring access and you would not install a light fixture at its location. Otherwise the light would always be on or if you set-up a switch somehow all the other wires at that location would go on and off with the light.
 
FHA Question
Can I do a FHA inspection before the case number assignment?

You can but is not a wise business decision. You might put a lot of work into the assignment--and then they change their minds or cancel. So for business reasons wait until they provided you with the case number.

If you have never done one, my advice is don't do it alone. Unless you know beyond any doubt you are qualified due to other relevant experience, get someone who has done it before to assist you.:new_smile-l:
 
HUD/FHA had stringent safety rule for high energy electric lines. They have relaxed these rules and it appears the relaxation is officially as of 10/17/2007.

There is a form usually provided by the lender.You need to verify R-30 for the
ceiling/attic insulation..
