High power electric lines to rear of site.

Does HUD have a reg. on high power electric transmission lines and distance to the property line or house.
If so how much clearance to property line or house must there be?
What if the transmission tower is to the rear of the neighbor?
 
Mention the distance if within the fall distance of the electrical tower.It' up to the underwriter to determine insureability
 
Getting Started FHA

Not to change the topic, but I am a certified appraiser in 2 states. I was told if I take a continuing education class for FHA, and submit my results to corresponding states, they will issue me a number and then I can start appraising FHA. Is this true or is there more to it?? Thanks.
 
Stove/Oven Required

I am currently working on an appraisal for USDA, which requires the appraiser to certify that the dwelling meets HUD minimum Property Standards. This property doesn't have a stove/oven. Is this required to be habitable in Texas.

I have read some of the past comments on here where some consider it a fixture. However I looked up HUD-52580, where it said a stove/oven was required.

Anybody know or can point me in a direction?

Last time I looked there was a test to pass to get on FHA approval list. I took mine at Sylvan Learning Center.

Pam in regards to your question about fog on the window if the fog is on either the outside or inside it is not a problem. If yous see the fog or moisture in between the panes of glass the integrity of the window is gone and there is a leak. Reportable? I would and then let them sort it out. What is the worse they tell you not necessary and next time you don't but at least you have made them aware that you are aware of it and so noted

I realize that but requiring compliance to the terms of the contract should be part of the appraisal report.

Absolutely not! We are not contract enforcers. That is up to the agents and the lawyers. We may have to analyze the contract for concessions or atypical terms, but we are in no way to get involved in holding anyone's feet to the fire over contract issues. Condition of the property in respect to Minimum Property Requirements and compliance with HUD regs, you bet. Other than that, we stay out of the ****ing contests.
