FHA Question -
What is FHA's gudelines when it comes to air conditiong/cooling in Warm climates like Florida. I heard that FHA differentiates between "window" units and "wall units". Is it true that "window" units are not fixtures, and therefore do not meet HUD's requirements?? Even though they may be sufficient to cool the area.
 
Is there a minimum ceiling height for FHA. I am appraising an old home with a 6ft 4inch ceiling height.
 
Incorrect. An FHA appraiser has neither the authority nor the responsibility to enforce the terms of a purchase contract.

The FHA appraiser's responsibility is to analyze, reconcile and report the terms of a purchase contract.

I know this is very old and am sorry for the late question. However, I do not see how your response can be correct. We must review and consider all items included in the sales contract in completing the report. This would include or could have an impact on the overall effective age of the subject, depending on the amount of the work being completed. How can we review the sales agreement and not require the items or things attached to the property and are a part of the property and therefor considered in the final value of the property not required in the report?
