Realist gets data from MLS?

Two of my data sources I use are Realist and my MLS.
I always thought Realist gets its info from assessors records.
I'm beginning to think MLS data coming in over rides their assessors records.
Am I right?
 
Realist here cites both the MLS and the Assessor records. When different, it would tell you the two figures.
 
I question this because MLS has subject as 3 bedroom. Realist has 3 bedroom. Data Express has 2 bedroom.
And I saw the house as 2 bedroom. The other room in the house I don't consider as a bedroom.
 
What the other guys said. I watch for those differences. Almost inevitably the MLS GLA is higher than Realist.
Many time the realtor has added some other structure to GLA improperly.
Other times there is a new addition.
Anyway, I think Realist sale data and most of the rest of it (not the MLS bits) is supposed to come from tax assessors data.

If it is used as a bedroom, then it is a bedroom regardless how FHA.FF et al wants to limit them. The assessor here does not normally vet the number of bedrooms, only the SF and # of bathrooms, which they determine by counting the vents through the roof.

As long as they can tell bathroom plumbing vents from others.
2 baths here with 2 plumbing vents.
Plus 2 vents for bath fans and 6 Ohagin roof / attic vents.
 
When I was talking with the reviewer, he said Realist gets its information from MLS which is why I asked.
Reviewer uses Corelogic (I think). Is Corelogic more accurate with assesor records?
