Realist gets data from MLS?

I think Reviewer messing with my mind. When I look at Realist on another property I'm working with, I see one square footage for "Tax" and another slightly different square footage for "MLS".
No need for me to switch to a Corelogic product.
 
Lately, Realist has been making a lot of changes in its format. I use to be able to read it easily, especially Deed Transfers and Mortgages. You all know you're supposed to analyze all sale/transfer of Subject 36 months & Sale 12 months.

FTR: Its a little off topic, but I have completed a Lot of Reviews in 2920 and will continue 2021. Covid thing because I am in High Risk Group. One item in the reports I review that shows up the most is no mention or poor or just lack of Analysis of Prior transfers/sale.

They are making it more for Big Data to use instead of Humans.
 
Assessor records are wrong more than they are right here. Therefore MLS data is probably better but fewer and fewer RE agents are measuring houses, they state from County records.
Here all 1.25 and 1.5 story homes are over-reported on the living area by the assessor. The assessor for these types of homes uses the main floor area multiplied by a different $/sf in figuring the assessment. On newer homes, they occasionally have adjusted the square footage for the second level. The second-floor area of a double-height (cathedral) room are also not subtracted. Assessor sketch and pictures help deduce appropriate allocation of space. Many agents also include basements, rec rooms above detached garages, etc in the living area.
 
Tell the idiot reviewer that Corlogic owns Realist-It's Data is public records and it also includes what information the Realtor used in his /her listing - So if public records shows it as a 3 bedroom but Realtor shows it as a 4 bedroom - you know one is right and one is wrong- On very old homes in LA often public records will show it as a 2 bedroom 1 bath but it is now -3 bedrooms and 2 baths, because records were never changed or it was done without permits. As far as teh subject you use what you find during your inspection.
When I was talking with the reviewer, he said Realist gets its information from MLS which is why I asked.
Reviewer uses Corelogic (I think). Is Corelogic more accurate with assesor records?
 
Lenders typically use Realquest. Same assessor info as Realist. But in different format. Both are supplied by Corelogic. Realist is integrated with local MLS by agreement. I do not believe Realquest is integrated with MLS systems

I HATE the newest format! The old one was laid out much better.

Only difference I'm aware of is that Realist doesn't provide Thomas Bros map info.
 
I use Realist/MLS as my two data sources, and often the Realist GLA is straight off MLS and sometimes incorrect. Another neat data source is the Tax record data, which you can see if you click on the individual parcel on an MLS map page.

So Public Records is based on the most current MLS listing? If that's what you think, my peer group now is smaller by one or two appraisers.

Man, that's one of the best features of Spark For Appraisers. Even includes multiple options for reporting data based on the appraiser's preference. Saves one hour at least per report.
