Realist gets data from MLS?

So Public Records is based on the most current MLS listing? If that's what you think, my peer group now is smaller by one or two appraisers.

I said Realist data is often MLS data, and is thus inaccurate sometimes.

Where did you get Pub Records is the most recent MLS listing?

In Realist you can link to TAX data, which is Pub Records.

Here all 1.25 and 1.5 story homes are over-reported on the living area by the assessor.

When I first started this biz, one county in OK would measure the footprint and if 2 sty, double it and if 1½ sty, they gave it 50% of the footprint. Now that same office measures accurately. Only occasionally do I find the SF is different and all the Realtors here use the county records with the rarest exception. I don't know any of them who actually measure themselves. They either take the owner's statement or they reference "appraisal" which might still mean the county GLA.
