So would you put in on a 1004 form despite what the cert page says?
I'm in California and I would not put it on any form until I knew what its legally permissible use is and I would Need copies of permits and Zoning variance granted by the City or County. Some of these new High Desnsity in fills in residential neighborhoods are approved for specific uses such as housing homeless Section-8 drug and alchohol recovery and the list goes on and on. There really Mixed Use Properties and also need copy of title report to see what variances have been recorded. Vey hard to find any comparables and there use restrictions often make them worth less than regular units.Its DOA and no such thing as three ADUs--I live in California and never seen and City or County approve three ADU-as everyone in planning knows those are going to be used as three rental units .
