So I asked ChatGPT a question about our profession...

You seem to believe it's something beyond "just business" for them. That the intent is personal in nature.

Just because I don't want to date that girl over there doesn't mean I hate her. It just means I think I can do better for myself. That "better for myself" being measured by me, not her. I might be making a mistake in passing her over (or kicking her out), but it's my mistake to make.

She has no say in my decision making. She can't force me to date her or punish me in any way for not dating her. She can waste her time in search of some mode of coercion to force me back into her orbit but it would take an extraordinary mode of coercion to pull that off. Way of the world.
Sometimes it is both personal and business. Or a personal anticipation of future favors enters into it

Sometimes people choose not to date someone because they hate them or have other reasons. The reasons do not have to make sense except to the person they belong to.
 
The girl he chooses not to date may be experiencing the effect of his decision negatively but that doesn't necessarily mean hurting her was ever his intent.

Sometimes apathy is just apathy.

And you're right. We can't demonstrate or prove that "it's just business" alternative, either. Maybe these lenders and GSEs actually do hate appraisers on a personal level and maybe they are exacting their revenge on appraisers. Maybe they think they have good reason to hate appraisers or maybe they just want to remove the due-diligence friction from their process as an expression of evil.

Even if you were 100% right, so what? Even if you KNEW that for a fact, that knowledge isn't going change anything at the lenders or the GSEs. Even if you could prove it for a fact with some smoking gun document that wouldn't do anything for you, either.

In one on one situations, anything goes.

In business, when the reason for hiring someone or choosing a policy is personal, they need to justify it by stating that the decision was driven by other reasons.

A good copywriter can do that easily.
 
Go to the press, huh? Appeal to Congress for an intervention. Yeah, I've been telling you guys for years that's the only play that has any chance of working. Appraisers have no other way to "resist" or "fight back". The challenge there is to figure out how to frame your appeal in terms that will resonate with the politicians. "Threat to the taxpayer" or "threat to the general economy" both being such themes.

The purpose is massive data collection which over a few years makes it possible to need appraisers in the field.

The valuations portions will be waivers, Avm or a desk full of license appraisers who can each fo 10 a day without leaving their desk or cubicles. Those won't be paid but per report say $50 bucks per signature and E &O insurance. The enployed ones maybe $20.00 t0 $25.00 per hour. The end goal appears to be to get volume up ten fold using 80% less appraisers.

The Independent Fee business model is just being ended by attrition as most can't survive financially in the new systems terms. Most older appraisers will quit or die and few other's can make a living.
 
Maybe I don't get your point. .8" is more accurate than an inch or tenth of a foot. And not to disparage your measuring skills, but no one is doing exterior ANSI measurements accurately to the nearest tenth of an inch.

What impact on GLA and value would being .8" off even have? Why do you think that is so terrible?

I am no fan of appraisers' livelihood going away, but if these products truly can measure that accurately, I'm darn impressed.
This is the problem where appraising is heading.
So caught up with these irrelevant details which doesn't make our appraising better but takes more time and liability on us.

Because the word independent means a certain inherent attitude that one can do as they choose.

That's not compatible with a New business model that's being built to end both that attitude and that outdated business model.

The world of high tech, data collection and AI doesn't need or want independent thinking or any trouble makers.
 
You're spot on that no other white collar profession had its client base stolen overnight and handed to a cartel of third party middlemen under the guise of firewalls and compliance. HVCC was the Trojan horse. The AMC model was the real virus and the regulators opened the gates. No attorney, CPA, engineer or architect would tolerate a system where a for profit gatekeeper hijacks half their fee, offers no value, and then gaslights them into thinking it's normal. Yet appraisers bent the knee and here we are.
The loss from AMC War prevented us from soliciting business with mortgage brokers and other lenders, which drove me out of the industry. No CPA, engineer, or lawyer would ever allow that to happen.
