Some interesting ASC licensing stats for 2025

Do states just offer reciprocal license to anyone who applies
Depends on the states. If anyone knows of a reliable national list of reciprocity, I should be able to merge that one in as well and look for patterns.

And this reminds me: I ran a regional analysis as well but forgot to include in the post. If anyone's interested I can up date numbers by region.
 
You have to apply. In the different States I worked in, i only needed like a week temporary license but I could have applied for regular license. They want to know the subject and reasons etc to grant a temporary license. The term was really short for me doing multifamily in different states for a big investor based in Chicago.

Great point! The MAI I worked for got temp licenses all the time. I wonder if there's any public stats on that; would give a better idea into cross-border appraisals.
 
You can get temporary license working for HUD too because HUD does multifamily projects. I have done that too.

I don't know. This guy out of chicago was a lawyer and point man for some rich people that would buy big multifamily and rehabilitate them in lower income areas. HUD usually works in similar lower income areas on their multi family properties.
 
The guy in chicago was sweet. It took me a long time to get paid sometimes but it was all expenses paid assignments. HUD will pay your expenses also when working in another state.

You have to pay for the temporary license. My clients paid all my expenses. I just had to itemize them and turn them in based on our engagement agreement.

If I went and bought a T shirt or something, I could not turn that in as expense. LOL

Food and boarding was fine. Travel, license, etc. fine.

Do states just offer reciprocal license to anyone who applies? Is there some expectation that they will move to the state so they can practice here or do they look at it case by case and require some level of explanation? Like I live near the border and want to expand my work area?

I remember when I moved to 15+ years ago I had to sign some sort of affidavit that said I was moving to the state. But with the recent bastardization of the profession and the AMC and GSE push to have appraisers in California Florida signing off on reports all over the country, I can’t help but think they have bribed and threatened enough board members across the country to look the other way with this sort of thing now.

Per the ASC link it looks like 2015 was the target date for implementation of reciprocity per Dodd-Frank so that would fall within my observations of why the data shows so many licenses in the 0-10 year range.

Before Dodd-Frank states did not have to offer reciprocity. IIRC some states would not accept any experience from others so a 20yr vet would have to start over if they moved. And Florida was a ball buster, in the old forum I remember thread after thread about Florida not accepting a thing from snow bird appraisers or appraisers looking to retire in FL. It took a few years but I'm pretty sure every state is Dodd-Frank compliant and offers reciprocity for experience and education, but some may require a state specific rules test in addition.

Civics 101

Your state's laws and regs are legislated by the state legislators. Not by the Governor or his appointees at these state boards. The legislators legislate and the governor enforces. So your allegation that the AMCs have pockets deep enough to buy appraisal board members in your state is kinda dumb. Their pockets would have to be deep enough to buy their way into the state House members (120) and state Senate members (50).
