Staff Appraiser Positions Nationwide

If it is the same company that had their recruiter contact me (I believe it is), it was explained to me that you can make $96k/yr if you do 9 jobs a week. 9 x 50 weeks (2 week unpaid vacation) = 450 reports per year = $213 per report. Then one has to deduct the overhead cost (vehicle cost & depriciation) MLS & BOR fees, insurance, office equipment & supplies, etc) - you are under $200/report.

I cannot complete 9 reports a week contacting parties to comp transactions for motivations, undisclosed personal property, etc. like we are supposed to. Even if I was a form filler appraiser and skipped the realtor interviews, 9 reports a week is a stretch.

Let’s do the math: The fee for three signatures after portal fees is likely closer to $675. I would charge $900 for what was shown, but my guess is he thinks the 216 and 1007 are just 5 minute forms with no extra work. Anyway, one of the puppies he trained is probably in the (at best) $360 range after fee split for that assignment. Hate to be the one to break the news, a stand alone 1004 at $275 is better pay.

Playing devil's advocate here......

Provide an 'acceptable' annual compensation (including preferred benefits, vacation/sick/personal, 401k match) working 40 hours a week.

What hard costs are covered by the employer? MLS, E&O, computer, internet, paper, pens, folders......

How many 1004 assignments would you be comfortable completing in a full 40 hour/5 day work week?

Now we can do some realistic math.

Getting a stip or two would really throw a stick into the spokes for your 9 a day quota....

Actually, I know exactly which portal that is, and can assure you that if anything, it’s closer to $685 directly to the appraiser on the panel, due to the “technology” fee that particular direct lender takes per report.

But that’s a normal fee for all those products, and other than the tech fee, it’s all the appraiser’s.

Regular 1004s are $500 across the board for this lender, at least in AZ. Honestly one of the most consistent clients I’ve had my entire career. Volume with them is only down right now cause they have been slow in lowering their new home prices, and barely anyone is refinancing thru their mortgage arm right now versus the past few years.

These appraisal mills have long time, they come and go. If you think being an independent fee, appraiser is tough and frustrating at times, those mills appraisals take it to another level. It’s not a business plan that will lead the long-term success.

I’ve said it many times, if you take away the small independent appraiser office, the profession will go away. People get into this to work for themselves, if I’m gonna work for some douchebag it’s certainly not gonna be for a 35% feast split.
