That's what I'm saying. You won't believe the stips you're going to get messing around altering public records without real just cause.

I'm not doing it, that's for sure.
 
This here is a no-go. And opens up more liability to the appraiser.

during the "hybrid" (discussion), i told them that the data is junk. of course they said it didin't matter because USPAP does not require an inspection and USPAP does not require any measurement. CU is filled with junk data and maybe racist. no way around it. cheap and fast checkmate
 
The GSEs have become USPAP. The only thing left to do is hand over our signature and E & O.
 
Really they just found out that the Living area is highly correlated with the sale price? And yes there is consistency our subject and comps are treated in the same fashion. ANSI will only bring more instablity and chaos to an already chaotic set of mandates.

I've been using ANSI for over a decade and, honestly, there is seldom much difference between actual GLA and tax GLA... Get ready to see ANSI Measurements as a required course for re-certification, though... :eek:
You must have phenomenal tax records. Ours are all over the map.
 
I think the ANSI requirement is a solution in search of a problem. There will always be slight variations in GLA depending on how appraisers measure, round and how sketching programs round. What in the world is Fannie trying to fix?
 
Bank on it. This will cause such chaos in the market that the bankers will start complaining that their compliance documents are not coming in on time and want this initiative scrapped.

Most appraisers already measure if not to ANSI standards, very close to it. I don't have a problem with ANSI per se, its the requirement.
