Watch these ANSI standards start changing on an annual basis. And if it's not already, it will be "incorporated by reference"
 

Digital GLA used in Clear Capital’s hybrid appraisal aligns to ANSI measurement standards​


Today, we’re pleased to introduce our alignment to the American National Standards Institute (ANSI®) Z765 standard for the digital GLA produced by CubiCasa through our ClearInsight™ app. CubiCasa’s digital GLA is an essential component in our hybrid appraisal process — what we call Modern Appraisal — and our alignment with ANSI standards will help minimize appraisal inconsistencies and reduce potential bias in the appraisal process. It’ll also help build confidence in the accuracy of hybrid appraisals.

I'm telling you this is going to be a mess. Guidelines are fine, but ultimately the appraiser has to make the final call.
 
I don't care what standard is used. It's what Fannie expect us to treat comps GLA accuracy.
Before if I used tax records for comps, it's hard to say I did anything wrong.
Fannie now expects us to verify gross area of comps which I already do.

That's part of the insanity. You and I don't measure comps; we rely on public records, MLS, etc., for that data. Somehow Fannie thinks that through osmosis, we can adjust the comps GLA.
