Joan is best advocate for appraisers. She is pretty. She loves appraisers and all they do.

Joan don't post anymore. Joan, Hello?:

if, they, are just going to adopt standards, why do we need USPAP?
You can forget removing USPAP. I can see possible national board that does license and USPAP

Joan don't like me.

yes, let's be precise to the 1/10 on the GLA. but on 2 other categories that have more affect on value than a couple of sq ft, we have quality & condition ratings that are kinda vague as to where things change. this is bizarro world where the insignificant has now become the significant. well, i'm off on the condition & quality ratings, but i got that GLA to the nearest 1/10.
most of my clients don't care when the GLA is less than a 100 sf different. gotta love them.
but by god, the old USPAP perfectionists have found a GLA needed perfection to show off their quality of work.
i do little row homes, so i got the front footage right, now i only have a 75% chance of getting 1/10 GLA wrong.

Measuring houses is not a USPAP Issue and in fact 90% of all Private appraisals we do we never measure them unless there is an addition that is not showing on public records.

I have been around a long time. Joan don't like USPAP. It hurts her agenda. Joan don't like me.

The Appraisal Subcommittee to review appraisal policies

Members of the consortium include the National Fair Housing Alliance (a civil rights organization dedicated to eliminating all forms of housing and lending discrimination and ensuring equal opportunities), Steve Dane (renowned expert on fair housing and civil rights law), and Better Mortgage (which brings multiple appraisers in a team led by Jillian White, head of collateral).

“ASC and CLEAR are very pleased with the caliber of these proposals and qualifications of the selectees,” said ASC executive director Jim Park. “This is an important step to determine if USPAP and/or the real property appraiser qualification criteria have had a disparate impact on people of color and women entering the appraisal profession, as well as consumers who are directly impacted by appraisals.”

USPAP has made you a racist. the SOW rule makes sure of it.
