Subjective language? lol

That description is helpful. My description was that acreages are sought after and when they become available, they are not on the market for long and they are almost always FSBO.. I think the thing that is frustrating is that none of these "you could use different words" instruction have any influence on the final opinion of value, or any kind of hidden bias.
Just say "High Demand".
Look at words Fannie uses such as "Superior", "Inferior", and "Similar" and appraisers should be fine.

There is demand for acreage tracts and they generally sell quickly when openly listed.
 
I had an ROV on a new manufactured home. As I was explaining why 30, 29 and 26 year OLD homes were not as similar as my much newer comparable sales, I got flagged for the word "old" three times. I wonder if 30 years of age will pass while using more character space that I am trying to cut to down to keep in on the forms.
This reminds me of my appraiser neighbors to the West. They work in the "Black Hills", the board of realtor's is "Black Hill area Realtors" . How does your report not get Flagged?
 
Had a buddy that got called out for saying 'access to primary arterials is convenient.' Its really off the rails.
 
When I ran Total E&O, a new feature appeared— a subjective language warning.

I believe this is due to a recent update:

Freddie Mac Guide – Section 5603.4

Specifically, it highlights the use of unsupported or subjective terms such as high, low, good, bad, fair, poor, strong, weak, rapid, slow, fast, or average without providing analytical support or contextual information.

What alternative words should I use to describe the property and neighborhood? lol
Its a warning, not a hard stop. Just make sure you have explained yourself and over ride. Not a big deal. Don't get your panties in a bunch.

Was it too wordy and abstract? Could have just said "Convenient access to arterial streets".
