Subjects sole bathroom doesn't meet ANSI ceiling requirements.

The bathroom ceiling is 6 feet 9 inches from floor to ceiling—nothing above 7 feet. The subject has only this bathroom. Lender requires ANSI. Now what?
 
I would call it 0 bathroom and then on separate line, give it a 1 bedroom and adjust with the comps.
You can thank Fannie in this arbitrary distance for bathroom height.

That sounds weird. How can the rest of the place be above 7 feet but not the bathroom> is it a dropped ceiling? are there thick tiles on the ceiling making it lower ?

idk the answer- leave it out of the SF to meet ansi ,, but it is still a functional bathroom so list it as a bathroom.

Not very good craftmanship on the dwelling. I find it insane that the GSE's did not think that it would be impossible for appraisers the verify ceiling heights of comps. No similar comp available of course.

Well - probably doesn't impact value anyway. Only a person over 6'6" or so would notice.
 
When I bought my house, it had this addition including a bathroom. Ceilings are lower than normal.
When I read this thread at first, I grabbed my tape measure to see height of the bathroom.
To my surprise and delight, it was 7 feet. :dancefool:
It wouldn't have made a difference since I still use it as same bathroom.
Except by Fannie standards, IT CAN BE COUNTED AS A BATHROOM in total room count.:coolsmiley:
 
You report what you find during your inspection and what you know. Whether the property qualifies for a loan or not is not your concern. If your Client says ANSI, you don't include that area in the GLA room count or square footage... however, that bathroom is still there, presumably still has contributing value. You explain and adjust for any market reaction. Same as always.
 
how can a quasi government agency complicate such a easy task....USPAP requires the appraiser not to be misleading and that is my out :ROFLMAO:
