Subjects sole bathroom doesn't meet ANSI ceiling requirements.

And we wonder why lenders want to use "waivers" and desk tops- We may be killing our own profession by not just usng common-sense. Buyers and sellers and market participants do not view homes by the inch. Even in Law Enforcement most motor cops don't chase taillights in a 35 MPH Zone when someone is going 36 MPH- All laws and regulations have built in variances because of cases like this. In court rooms whats called a test of whats considered reasonable is applied. ANZI is not reasonable in many cases if followed as written. F & F and other agencies need to Re-Visit ANZI and make some reasonable changes on applicability. Otherwise its going-to just get worse and worse for all parties involved. Just Saying :)

misleading is an USPAP violation...wire fraud is a serious offense with possible prison time...cert 23 makes everyone an unintended user... :rof: :rof: :rof:

A never-ending spigot of misleading statements (I am being kind describing it that way)

Lenders are not turning to Waviers because we use ANSI
ANSI is required for Fannie and Freddie Mae at their directive and it is not an idea the appraisers came up with. We know buyers and sellers do not view a home by the inch. But that is the fannie requirement for measuring.
 
Huh....that break you took did do some good. This comment is the kinder, gentler Glenn. I was expecting a "I almost can't take it" post.
I would do the common sense approach as Fernando did in the past but Fannie made it clear what it wanted.
Unlike the past, Fannie is keeping track on appraisers so you don't want to be in their radar.

What's that comment have to do with my post? Also, everyone here knows you do it "the Fernando way" no matter what advice, rules or regulations are posted to assist you.

i wonder how many appraisal waivers are measured to the inch...maybe there is a FAQ about it??? :rof: :rof: :rof:
