Every client and user has the right to decide how much SR1/SR2 they think is meaningful to their usage. There's nothing special about the GSEs and FHA/VA and BofA having their own appraisal policies.

User-driven requirements in excess of the minimums in USPAP. Deal with it.

You clearly have not read USPAP. The responsibility of determining the SOW is on the appraiser. The Lenders... GSES or primary... have the authority to REQUEST content.

That's right. USPAP are minimum standards.

USPAP also makes it clear who is responsible for SOW.

That is the problem the OP has and I am sure many other licensed appraisers on who is responsible for SOW.
 
It's the scope of work rule the OP has a problem with. Me too. Who is currently setting the scope of work?
 
they think the unethical stakeholders have the authority to write quasi rules that become laws with no voting either by the public or an elected official...clearly they have never read the u.s. constitution :ROFLMAO:
 
GSE Assignment hierarchy of needs. In color, for djd and Chad. I'd do it in crayon if I could.

In a GSE assignment each level requires compliance with all of the others (except for the appraiser's additional and optional discretion) . The laws/regs comprise the foundation upon which each additional level is added as necessary. In the event of a conflict, Fannie/Freddie always yields to USPAP and USPAP always yields to applicable law, rule and regulation.

TAF and their merry band of unethical stakeholders should be nothing more then oversight committees... :ROFLMAO:
