TAF...The Ministry of Dependence

Did you ever notice CFPB always spoke last in appraisal bias hearings?

There were some very powerful people in those hearings.

CFPB always spoke last.

I will remind you. Chopra was nice to the independent fee appraiser on witness stand.

Chopra is a hound.

focus kid...cfpb does not write the SOW...they only fine the unethical stakeholders after they gouge the public...and TAF doesn't care about the stakeholders unethical ways :ROFLMAO:

Let me put it on layman's terms. He has data more than you can imagine on separation of fees on truth in lending disclosures.

Joan, where are you baby?

The Client has every right to specify property to be appraised, the types of value needed, whether the value is to be retrospective, current, or prospective, and the level of detail to be contained in the appraisal report. The appraiser and only the appraiser is responsible for determining and executing the Scope of Work needed to complete the assignment in a competent, credible, and compliant manner.

If a Client insists on something that would cause the appraiser to violate USPAP or other laws... the solution is.... Decline the assignment.
