You've been drinking the AI kool-aid for so long you're even starting to develop a slight resemblance to that kool-aid mascot.

I'm gonna miss you some day PP. I'll look back on this and thank you for pushing me forward to bigger and better things. Keep the fires stoked - somebody has to stay behind and do that.
 
Hard to find an appropriate reply to someone who thinks that all appraisal assignments are alike--only one way to appraise? Really. While the underlying principles don't change, how and when they are applied varies from assignment to assignment. You're not worth wasting my breath on as you clearly don't get it and I doubt you ever will.
 
Sharing rules with the Europeans? History repeats itself. Will not support the global order, thank you very much.

Eliminating the ethics book as we know it? Corelogic will have a new one for sale in a day. Unintended consequences will be worse than whatever ails we experience now.

Over regulated? That's only because of widespread corruption which focuses necessary correction onto the appraiser instead of unto the lender, underwriters, and AMC's.

I mean, all you need to do for system correction, is to force lenders to take their own risks and stop backing them with taxpayer dollars. Elimination of the GSE's should be discussed long before eliminating the appraisal ethics book.

Wow - everything explained in one concise paragraph. Thanks PP - you answered questions that I've been wondering about for years. I kind of suspected not all appraisals were not the same, but have not been able to find a seasoned expert, such as yourself, to confirm that, up until now.

Now get back to work and stoke them there coals. Leave the decisions up to others that see the bigger picture. You just worry about them comp adjustments, like you have for the past 50 years, and will do so until your dying breath. Good job.
 
Anyone left standing who wants to focus on AI and the Appraisal Foundation as the topic of this thread? :)
