The Old 1986 Forms

For those of you who have never seen these forms which were printed on heavy weight cardboard no less - barely went thru the scanner. This report is redacted as to the address, borrower, and appraisers. A small rent house. circa 1987 - and the appraiser an old long time gone fellow who passed away almost 20 years ago. Pretty typical report that I saw in the early days of licensing and this was pre-licensing. No comp photos, Arrow on the map shows only the subject - 5 pages total including the back of the 1004...and yes is is called a 1004 10/86.

Looks like what the assessor form looks like today. Pretty sad that it has morphed to 57 pages of completely nothing in the private sector today.

It looks like it was typed, and whomever typed it did a pretty good job aligning the form on the typewriter. Easier said than done.
 
What would be a typical fee for one of those?
 
$210. Back then, we had to collect sales tax ($10).
 
I typed out thousands of these in the 1980s on my Juki with micro adjust to get the “X” centered in the box. I had multiple pinwheels such that I could switch to a smaller font when needed.
Three comps and out with no fluff addendums or photos of the CO or water heater. I’d guess loan losses due to appraisals are no worse then than now.
 
Good! No need photo, no need too much comments. $200 at that time probably worth $2,000 today? Pretty good business.
 
By 1990, the fees had risen to well over $300, closer to $350. With the introduction of licensing law in the early '90s, they exceeded $400, and the change in form in 1993 resulted in a further increase of $50-$100.

Here fees were about $325 thru most of the 90s.
