Good Morning AF-
Been reading through some of the past posts on the form here about this new ANSI Z765 update this year.

Just curious to see.. is anyone placing comments in their reports saying they are in compliance or anything??

We have a fellow appraiser friend/USPAP Instructor who has advised us to NOT volunteer any information in our reports about it, period!
He was very firm about that..

Just curious to see what other appraisers are doing on this in regards to any necessary comments?
 
Since I have been using ANSI for years without comments, I will not start now.

So you need to buy the book, right? That's the purpose and don't think about the fact someone prolly got a piece of that money you paid for coming up with the idea...don't think of it as a kickback...think of it as a "finders fee"...

We need to start a pool to see who can most accurately guesstimate the date of the first/next revision to the "standards." Of course, they will have to "find" us again but I expect they will be ok with that.

HMMM . maybe every two years or so right? Of course, only in the years USPAP isn't required to fund USPAP... hint TAF. Just gouge me the money and forget your piddling meaningless changes that mean I have to buy not only the book but pay for some overpriced CE where the subject is covered in 2 hours and the rest of the day spent boring everyone to tears.

I disagree with your friend.. and i'm also a AQB Certified USPAP Instructor. I wouldn't say anything claiming compliance however, I've been using ANSI Z765 for many years and I include a comment stating that building measurements and calculations were based on ANSI Z765.

DW, based on my reading of ANSI, these declarations are only for the methods of reporting square footage that does not allow for the home to be measured according to the standard, correct? This includes when interior spaces cannot be inspected, for proposed construction/based on plans, or where direct measurement is not physically possible due to terrain.

Are any declarations needed in normal circumstances?

Also, on Jan 28 Lyle said they were close to publishing additional guidance, clarifications, and FAQs. Has anyone seen this?

I would disclose and disclaim either way.

Currently have a GLA/sketch disclosure stating what I do and don't do, level of accuracy, reliability, comp GLA data, intended use/user, disclaimer, etc. I will update to reflect the change in my measurement standard and move on.
