Nothing they do with regard to 3.6 will surprise me, they may shelf it a few years, get rid of it and start over or have a 5 year period where 2.6 & 3.6 are acceptable. The only thing that is certain is the Alphabet soup crowd of this industry is our own version of Bohemian Grove, they probably have initiation rituals that would make Charlie Sheen blush. Developing a working software that works for the independent appraiser is not at the top of their to do list.I think the only thing we can be certain about is that we really don't have any clue what the agenda is. They squeal when someone guesses wrong, but they won't provide any information. Lying by omission is no more noble than lying in every other way.

What will surprise me is if they do NOT data mine every new thought you put down on the report. And that invites the obvious I would think. Once that data is completed why would you not use AI to do the appraisal and eliminate the appraiser entirely. Further, that invites the question. If eliminated, then who is going to the non-FNMA work like ROW, Divorce, estates, etc. Enquiring minds want to know. Where why how will mineral rights be addressed in the 3.6 world. There will be a bunch of lawsuits if you do that. The lawsuits for borrowers are already starting.Biden’s executive order and PAVE fast forwarded existing agendas, and so will this executive order. Housing is intertwined with politics, and has been since the formation of FHA and the GSE’s. We’re not even an afterthought and I wouldn’t be surprised if some tech nerd convinces the DC crowd to replace appraisals with an algorithm.
