Toll Brothers "Quality"

Quality is a function of quantity. More materials, more craftsmanship, roof cuts, etc., etc. Looking at online pictures (google) it seems like these houses have a lot of stuff in them.

Thanks for the answers...higher ceiling and larger doors are noted...that's about it really.

When I was appraising in DFW, I hit a bunch of Toll Brothers Homes. Never could prove the quality difference other than people were paying more.

There are many factors that impact price. It could be due to site characteristics or it could be due to the improvement. If it is due to improvement, it could be due to quantity like Can is saying. It could also be due to the actual quality / cost of different materials and components.

Just browse a hardware store website and see how large the selection is and how wide pricing can be for various building components. You can easily have two houses that look pretty similar to a untrained person but one house costing 50%-100% more to build.

Why does a Cadillac cost more than a Chevy? , because people think its a better product.

Quality is the result of quantity.

Some buyers will pay the cost of the quantity, others won't.

QUALITY CLASSIFICATION

Quality class ranks buildings according to their amounts of materials, grades of materials, and
workmanship. If two buildings are of the same design type, construction type, shape, and size,
but one has more materials or better materials, it will have a higher square foot cost. Also, if two
buildings are exactly alike, except that one was built with greater care and skill, it will be of
better quality and will have a higher cost.

Of the five choices that lead to the overall classification of a building, the choice of a quality
class is the most difficult. The relative quality of a building is not as obvious as its design type,
construction type, shape, or size. Many points of reference must be observed. Many parts of a
building cannot be seen, and their presence and nature must be inferred.

Amounts of materials = Quantity
Grades of materials = Actual quality / cost
