Toll Brothers "Quality"

A larger quantity of time at the engineers and architects drawing board and the contractors time to execute.
Toll Brothers gets the buyer into the experience by allowing them to visit the site under construction, you can talk to the contractors, and if your a real pest you can go everyday to see whats happening. The time frame is longer because of this and it adds to the cost. Basically just the higher labor costs and higher end materials can easily add 20% to 30% over basic builder stock. like a D.R. Horton or KB guy. Are they worth the extra money ? Well apparently their buyers think so because I have never seen a Toll Brothers on the market for long and it gives the guy who really can't afford to build a real custom home some bragging rights. Hey my wife has a Toyota and the neighbor has a Lexus both are reliable and will get you to where you want to go but the Lexus has more features and bragging rights.

Hey my wife has a Toyota and the neighbor has a Lexus both are reliable and will get you to where you want to go but the Lexus has more features and bragging rights.
But will it last more miles with less problems? BMWs are notorious money pits. So some of us think a BMW owner is just stupid or likes to pay a lot of money for something that is basically worth a small fraction its cost in 5 years. 20 years from now will you know the difference in a Toll Bro. house and a house built by DRHorton? I see local builders touting their quality and I can't tell the difference. Putting up some cheap stained crown moulding and expensive appliances and fixtures along with a tile nonfunctional fireplace isn't quality to me. Same concrete. Same 2 x 4 studs, pre engineered trusses, same sheet rock, paint, shingles, plastic clad windows, etc. A 12:12 pitch roof is style issue and a waste of material. A fad. 20 year from now we will be back to flatter roof lines.

Agree but typically women buy homes and they dont care about "studs" Unless she hooked up with a Stud that has enough money to pay for the Toll Broher home and a new BMW.
 
Jeld-Wen windows. Saw them in specs of a high zoot house and had to look it up. Also saw the tiny logo on windows of an existing house.

Toll brothers, Dr Horton, NV homes they all compete at the same quality level. Maybe slightly different base specs.
 
The Horton houses I've seen are generally lower quality as best I can tell. But I look at a few things when vetting quality. The percent of brick and stone is one, the width and heft of the doors and the size of the windows. I have seen a number of houses selling apparently "cheap' but when I look closely I see small commodity grade windows and too few at that, and gables are vinyl not brick, the symmetry of the house also must be right for me to grade it higher than Average to Good.

The garish "McMansion" with five different exterior sidings, snout first garage and awkward dimensions is a guise to me.
