UAD 3.6 discussion

None ou're joking... but, it wouldn't surprise me. Another appraiser in the shop I was working in got a query, "What do you mean by none?" She had entered 'None' for fireplacesNone
None means there's no fireplace. No big deal a real reviewer, doesn't waste time being concerned with things like this.

That's the 4th grade school teacher mentality and the Red Sharpy she used as a sword. Lol
 
The sections for commentary are expandable
Imo, it is a lot harder for the readers. clients to keep reading pieces of commentary scattered in sections throughout the report rather than a few paragraphs of it all in the same place on an addendum.
 
NO ADDENDUMS, NO CANNED COMMENTS. THE CHECK BOXES KEEP GOING ON UNTIL YOU DIE. NO TEMPLATES, WE WANT ORIGINAL COMMENT WHEN NEEDED.

That's a future stip for yous and in capitals because you all will look stupid brain locked uad2 bots.

Maybe the report is being made to be reviewed more by CU. No human needed. The minutia will wear out your brain way before the confusing grids, market and conditions grid
 
So they want no more commentary? Just fill out the boxes, paste in your scope of work?

As you know Fernando gets to the point. Keep as short and simple as possible.
That's why the new form is unnecessary. With so much information, reader doesn't really care about the details of the property.
Nando puts the important stuff for the reader to be aware. Very transparent.
Furthermore, if it's important, Nando boldface certain comments that are important to know about the property especially if it's a negative feature.
All appraisers should be doing that.
Nando could have made a better form and rules for appraisers to follow.
 
Most commentary in the reports we reviewed was 80% canned copy and pasted bull****. Underwriters and tech review just quit reading it. The only time it was read is if the report looked like it had serious issues.

With the new technology and automated review program's the Checked UAD Cells are what's important as the systems can cross check and verify if there is any real continuity between prior reports and other data sources. The new advanced systems by year 2027 won't need much more than a crew of young physical data collector's and somone to fill out forms Uad cell's.

The end of old appraisers trying to write or disclose their way out with bull**** we used for 40 years. No BOB you didn't use matched pairs and you made up that GLA adjustment and the bogus fake functional obsolescence and your just trying to sound like you knew WTF you were doing.

No, that is not accurate. There is plenty of room for commentary. The difference is that if there are site comments they will be in the site section, not on a text addendum placed in the back of the report in some random order. :)

Will you just tell me where I put "see addendum" in this new form.

I feel that I am just getting the run around.

If this keeps up, me and Fernando are going to boycott the new form. With the undersupply of appraisers right now, the market would not operate without us.

So we can put see addendum and our canned statements in the appropriate sections...site, improvements, etc. Makes sense.
