UAD 3.6 discussion

I’ve always felt the majority of appraisers will just adapt just like we always do to changes we are told we gotta deal with.

But the more I read about this new dystopia in the appraisal world, I’m starting to think 50 to 70% of appraisers might just hang it up. If you’re over the age of 60 or so you don’t need a whole lot of money to live and for those younger, there’s certainly easier ways to make six figures out there than putting up with the constant bull**** that you have to deal with in this profession.

At some point, it’s just not worth it anymore. If this is your primary source of income, I would consider looking for something else sooner rather than later. At least be prepared. This is a gig job, not a profession. I wasn’t even looking for a job and stumbled into one that pays more and is far less grief. I never realized what a difficult job being a full time independent appraiser was.

It’s easy now when you only have to make a couple thousand a month to supplement a real income. You can tell all the trash AMC’s to **** off now :rof:


but what if the front door is 2 foot elevation, the back door is 6 feet, and the side door is 4 feet...oink oink oink :rof:

And I agree, most appraisers despite the narrative being pushed by the AMC crowd, have adapted to change and can adapt to change. The problem with what's going on right now is “Adapt to what?” At this point we can't put our hands on anything to even try to adapt, but beyond any of that adapting to the new tech is a small part of the equation. Truth is indie residential appraisers are being starved out of the industry. The new tech isn’t going to help with promises of efficiency, in fact it's going to make it worse. UAD 3.6 with a bunch of fancy tech doesn't mean there will be more assignments for higher fees. In the end, refusing or being unable to adapt to the tech isn’t what will kill indie appraisers, the lack of assignments and reasonable fees will.
After the appraiser spends unpaid time learning to "adapt", what is the financial outcome and career outlook for doing so?

Lower and lower fees as software autpopluates and a scan program looks at photos and assigns condition ratings/? (That is not an appraisal; it is an automated data fill )
Appraisers used to inspect properties - now we are "gathering information... as more an dmore third parties split up an already modest fee even at full C and R, the amount left fro teh appraiser is not a professional or even working class level pay scale.

The expenses for staying in the field increase with each software and adjustment program subscription and each new device needed. The amount of volume does not increase in Res work; it just gets busier in certain cycles and slower in other cycles.
 
Fees would need to increase ot accomodate the extra time to report all the additional data and information on the new format.
However, it looks like the goal of the stakeholders is to promote lower fees as software auto-populates and a scan program looks at photos and assigns condition ratings- if that is the kind of software the GSE's are recommending. ( it appears to be going in the direction of less of an appraisal and more of an automated data fill )

Stagnant fees with more work or lower fees to allow more third parties into the process will not be made up for in volume.
 
So ACI and Bradford are web based. That will not work for those of us who appraise in rural areas without cellular data.

I don’t know what this system will look like, nobody does because we haven’t seen anything significant put out yet. But I can’t imagine there will be anything that is reliant on us being connected to the Internet out in the field. I use an iPad and salesforce type applications for my real job and it’s 50-50 internet working inside city limits. Get 15 miles outside of Charlotte and it rarely works when I need it to. I always have to drive somewhere to upload photos and financials.

If my appraisal income relied on the same level of Internet service, I wouldn’t put up with it.
