When's the last time you heard anyone talk about the importance of going to talk to realtor groups, luncheons, open houses, etc as being an important part of appraising?

Just more plug **** into an app and spit out an answer. No problem, the borg said it's right. $2-$57 range for your lot adjustment? Good enough for me.

One day in the near future, the most valuable commodity will be humans with actual expertise in their field.
 
I guess my big rub, when it comes to the big three - ACI, Total, and Bradford - is that they spent the last 20 years doing ****E WRT upgrades, improvements, making appraisers' lives easier, etc. But by God they didn't forget to charge appraisers those exorbitant fees for using the software. Now, when they're faced with serious competition, they just expect all those legacy users to continue their fealty. F them. I hope one of the start ups drive the big three out of business for fleecing appraisers the last 2 decades.

I’m sure the tech bros are lining up to give you a much more substantial raping than the three legacy form providers are. I never thought Bradford was that expensive.

exactly what I would do - sell out to the legacy folks, take their money, and run. Then the legacy folks will continue fleecing the remaining few appraisers.

The start-ups want to make $ so they will fleece appraisers too - or the big corporations like CoreLogic ( now Cotality), which owns Alamode, will buy them out .
 
I wonder if the new dynamic format will be delivered to clients via the portals we use now ( appraisal port, Regorra etc ) ? Or some other cloud function - regardless, the third parties will find a way to charge appraisers for it.

It’s still just going to be an XML file that can be rendered out to a pdf, as far as I understand, so delivery shouldn’t be any crazier.

To be fair, unsure what the talk is about sending in a zip file, though I have seen that brought up in this discussion a few times
