UAD 3.6 discussion

Working with "sample" reports is a long way from real time use. Underwriting practice from "sample" reports is not the same as dealing with different appraisers and submitting it to Fannie/Freddie and getting CU feedback. I don't doubt that the new format may be better for lenders in the long run. But initially I think it will be a steep learning curve for appraiser. Because if the reaction overall is anything like on this forum. Too many appraisers will approach with a predetermined negative opinion

And many appraisers may wait til the old format is phased out in Nov 2026 before accepting any of the new orders - both as a business strategy (can do more in less time with 1004s), and until the bugs are worked out by the software vendors.

The immediate impact of that in 2026 may turn out to be a real dearth of appraisers volunteering for the 3.6 Abomination. IE, a lot of appraisers turning down those orders. :unsure: Hint, hint. ;)
 
Imo, which appraisers might get orders that ask that the UAD 3.6 software be used will likely depend on their clients, when any of them decide to start using it or phasing it in.
UAD 3.6 is here, it is not going away. Most of us are as excited about it as getting a root canal.

That is a given, but at the same time you never know if the lenders (AMCs) will give preference to those appraisers that are volunteering. With the start date just about 6 weeks away and no software out there to work with, I doubt there will be many jumping on the band wagon initially. I know I wont until I am comfortable with the software.

I'm with you, no one is jumping on the 3.6 bandwagon expect those with something to sell. IMO we're headed more for a Maxi Golf scenario than a future that makes sense for anyone who values what we are. Experience be damned, the future is TikTok razzle-dazzle.

The smarter younger and older appraisers should be begging their Lenders and the AMCs to get the first 3.6 orders and also volunteering to become early field Beta Tester's. Those are the ones who can build reputations with lenders and AMCs and be the go to guys and gals. Then when Underwriters and tech reviewers need assistance or to send a review to someone it goes to you because your the new go to guy.

When the original UAD was first coming out the guy's and gals who begged to become Beta Testers and to receive the first orders were quickly moved to the front of the order lines. The same with Software Providers I would be a volunteer to be a Beta tester. You never want to be the last one on the line unless your done and planning on quitting or retirement is within a few months.

I suppose that would be okay initially. But once everyone else catches up, the original beta testers would be under bid and forgotten. Your dedication and devotion to the AMC's for helping them with beta testing and figuring the uad 3.6 out would not be rewarded with loyalty and longevity. You'd be tossed aside like a used rag. That's AMC 101.

Not at all and many had their software subscriptions from the majors fully paid including premium packages with every option included.

Most never got tossed because they know how to please their client's and stay on top of the changes. But if your on your final run then by all means get at the back of the line and wait until your forced to do them or shut it down. There's no reason to try and operate a successful business if your on your way out. You don't have to retire just quit working that's the easiest way to unwind it.

When business is slow or the appraisal orders for the existing form slow down or stop, most appraisers are going to accept assignments using the UAD 3.6 form. You may not like it, but that is how it is going to play out as much as you may wish otherwise.
