When I started, the old URAR for 1073 had a SFR range and a Condo range. I don't why SFR range was taken out in the following current URAR form.
The current URAR form did put more information into first 2 main pages than the many pages from old URAR and supplemental forms.
I'm surprised the new URAR will have more pages. Shorter is better especially in getting to the Sales Approach for analysis.

My grasshopper, I have done appraisals longer than you.
The previous 1073 form dated 10-94 was not as thorough as current UAD form dated 3/2005.
Back in the old days, there were additional supplemental forms to be added into the report.
Fannies current form has condensed most of the information into main two pages.
I'm surprise Fannie is going backward in having more pages for the fill in appraisal report.
Fewer pages report with much information is always the best.

I started in 1993 and started in a fee shop, not in a bank and was probably exposed to a lot of different properties than you were working for a bank. So I am familiar with the old 1073/465 and it was a 2 page form and pretty much had the same info needed as the current form but it was formatted a little differently.

I worked at the bank and was exposed to more different properties than you can imagine - 5+ apt buildings, commercial properties even a "massage" parlor.
And if you did the old 1073 form, you would remember the supplemental pages to supplement that form.
Now we don't have the supplemental pages cutting down on the pages for our Fannie appraisal reports. So much easier for the reader than to search the many other pages attached to main report.

How did you derive the adjustments in your "massage parlor sales comparison approach", exactly?
