1) Do not use the "uncloak" feature. The ratio of "Not Worth It:Worth It" is infinite.

Bad enough if Bert was going to redesign the new form.
At least Bert had some appraisal experience.
 
Around this time next year the debates will be over. All of the software packages will be running (either baked in or as a plugin) AI-driven public/online data collection, AI-driven comp selection, AI-driven adjustments, AI-driven narrative, AI-driven photo recognition, and scan to sketch will be the standard shortly after. A fully automated appraisal process is on the horizon.

If I start doing these GSE appraisals again, I have to have spreadsheet import - and Alamode told me to day that the spreadsheet import will work with their UAD 3.6, by the time UAD 3.6 is actually required. So, I would probably just get the Silver membeship at 728/first year & 429/renewal. Not bad. And that spreadsheet import is IMPORTANT.

Alamode is the only one to have decent Excel spreadsheet import. They are probably the only company that can afford to support it. Bradford and SFPREP will not get that far, not reliably in any case.

Readers of appraisal reports understand Matched Pair Analysis. Good appraisers know how to use it to convey a convincing report.
Any other mathematical analysis is too difficult for most people to understand and can be misleading hiding the truth.
Readers of appraisal reports actually understand that biggest lie repeatedly told in appraisals is that an adjsutment was deirved from a matched pair.....while not always a lie, it often is a lie....how do I know? I know becuase when I ask an appriaser to actually provide the matched pair, they often cannot do it. Aside from that, true matched pairs with only a single different vairable are pretty rare in the real world.
