UAD 3.6

You need the upgraded version.
Sell it to GSEs. They're foolish enough to replace current 1004 form which is better than the new form.
 
I have noticed that total has gotten a little slower in some of the things it does, which has annoyed my sensitive productivity side.

But, seeing most of you haven't tried uad.abomination, i would ask you to pay attention to, there maybe 1 or 2 questions a page. You check them, then the page has to save itself before you get the next questions. And i think that with a minimum 100 pages, or more to be saved. It will take 1 hour more just with the saving pages part to add to your time.

Also, there is a uad.abomination manual, in the report, the tells you about every check box and what it wants. I think that manual is over 300 pages. Anyone thinks this form is faster. We will see. And this is not including all the new minutia to be looking back and forth on the comps.

But is she an active practicing appraiser? That should be highest priority in designing a new appraisal form for lender purposes.
 
Ask ChatGPT what the advantages of UAD 3.6 are.

In short, it is adding a lot of complexity, because - and I have always said this - appraisal of residential properties is a lot more complex than the vast majority of appraisers know.

So, UAD is forging ahead with this implicit recognition, - and NO, it does not really care that appraisers are not equipped to deal with this complexity, not that much. It is just a TASTE of things to come.

Matched Pair Analysis is generally DEAD. I can think of the Sea Ranch community, where prices increase as you get closer to the ocean, particularly once you are within 400 feet of the coastline. The community is essentially at a flat elevation as you move east to Hwy 1. On the other side of the highway, the elevation starts to rise, and you get panoramic views of the ocean. So, you have a price/distance gradient going upwards as you move West, and in the opposite direction, you have a price-elevation gradient going upwards after a certain point going East. And in between, you have a "View Obstruction" classification. And all three factors are conspiring against each other. MARS can develop a suitable model for this, but the best the traditional appraiser with Matched Pair Analysis can do is localize their market area to try to eliminate some of the factors, e.g., by only considering properties west of Hwy 1. Even doing that, he won't get anywhere with Matched Pairs. And in localizing his Market Area, he will find it harder or impossible to get comps for parts of his analysis, such as Rent Analysis.

So what does, what SHOULD, UAD 3.6 tell you? IT IS GETTING FRIGGING COMPLEX, and you are wasting your time complaining about it.

The world actually wants accuracy and detail. The more the better. -- Well, if it doesn't cost too much!!

And, as a consequence, many appraisers are getting squeezed out.
 
Readers of appraisal reports understand Matched Pair Analysis. Good appraisers know how to use it to convey a convincing report.
Any other mathematical analysis is too difficult for most people to understand and can be misleading hiding the truth.
