Not enough appraisers?
For some, its all about controversy and clicks rather than the accuracy or truth.
Not enough appraisers?
Implausible as a GSE guy posting here about how much money PDC runners make? So much money that he’s looking forward to doing them in retirement. But we aren’t supposed to believe everything on the internet, right?Yeah. There is a lot of BS that gets posted widely across the internet, but that one is particularly implausible.

That used to be called "a snow job". I don't know what the GSE acceptable term for it is now, however.Implausible as a GSE guy posting here about how much money PDC runners make? I don't think its so much of mastering it, as getting used to it.Regardless the fees, speculating about when 3.6 will be required is a waste of mental capital. It's coming no matter what.
Mastering it early on is going to give you an advantage when all the rest are playing catch up.
It has been my experience that many are very adept and picking and choosing what they wish to believe, with a strong bias toward information that supports their preconceived notions.Implausible as a GSE guy posting here about how much money PDC runners make? In ACI there is an area for SCA reconciliation that is the only spot I can see for such commentary. Each aspect of the subject seems to have opportunity for a written description. I would guess that if you run out of room in the SCA reconciliation, then maybe attach commentary as an exhibit (but not a pdf as its not supported).Im trying to see how and where people put support for adjustments. Do you know where that is? Or is it not expect anymore?
There are tons of places to add images, including charts, graphs, photos, tables from a spreadsheet, etc. within the UAD 3.6 report. While UAD 3.6 is far from perfect, one very positive thing about UAD 3.6 is the ability to include commentary and exhibits in the sections of the report that they apply to as opposed to having to put all that stuff in in one or more addenda. In these sections, is it text only? Or you can add images and formatting such as spreadsheet?
Are they essentially mini text addendums like in 2.6 (functions like word processor), but in the appropriate sections?
As a mortgage insurer, we speak to the GSE's regularly about appraisal waivers and other topics, and from those conversations, I don't believe that there are any plans to expand appraisal waivers to anywhere near 50%. There may be an expansion of appraisal waivers down the road, but it won't be anywhere approaching 50% anytime in the near future.Posted this morning on FB. Believe a boots on the ground appraiser listening in on his state board meeting or the GSE guys posting here saying there's nothing to worry about:

I recall a gentleman with one of the GSEs posting here who claimed to personally know appraisers who had perfected the PDC model and were making around $600,000 per year without leaving their office. He was less than humble with his opinions and no longer visits here, I hope he’s taking Dale Carnegie courses because somehow I don’t think he’s ready to teach one yet. The forum mood was getting tense over the PDC issue and I believe he left just in time.Yeah. There is a lot of BS that gets posted widely across the internet, but that one is particularly implausible.

Appraisal waivers make up approximately 49% of all valuations for GSE mortgage transactions.
