Urgent Help Needed - saving my appraisal career

No wonder the govt don't take GSEs out of conservatorship.
 
You made location adjustments. Does a waiver even have the ability to make a location adjustment? Does a waiver know the local subject market in order to make a location adjustment?

Does a waiver hold a professional appraiser license?
 
Most reprimands (and it sounds this was from Fannie, not your state) are 'educational.'
Fannie does not (to my knowledge) set educational requirements for appraisers who they feel are lacking experience. They do sanction appraisers, but I've never heard of Fannie disciplining appraisers. They have no jurisdiction to do so. The only entity that can discipline appraisers (i.e. require remedial training) are the boards themselves. What I find really interesting is that OP said 'Fannie told the board' what discipline to meet out. That would be a first as well, but maybe they've changed their relationship with the state boards?

I will start the morning with McKissock - then see my attorney.
I had a true-to-life "crack-head file a complaint against me 10-years ago - he did not do anything but hired an attorney to write a letter - I discussed with my E & O - suit was dropped because he got caught selling said crack. Nothing changed - except my E & O doubled......no thanks of the E & O.
I will just see my personal attorney.

Taking an 3-hour exam 23-years after..... I originally took the 30-hour course - is not what I desire to do.
I passed the latest quizzes and final exam (open-book 80% needed to pass) - but I was told by the Commissioner Office and McKisock I did not nee to sit for the proctored exam. I just want them to honor what they said.

What about the email dated 12/5 that both classes needed to be completed 12/31 ? No dates were ever mentioned prior to this email..... Ever.
Let me put one more clue in. Was the appraisal you performed for the CEO of this LLC or another employee of the LLC?

Basically I am asking if the subject property was owned or affiliated somehow by an employee of the LLC?

I am trying to figure out why the gse would pull that file specifically?

I know you know the answer. Because of comments you made.

BTW, you still have to report it to your E&O. You can shop E&O companies for rates and terms.

It is fine for you to hire personal lawyer and let them also communicate with your E&O lawyer. They both represent you.

They can both communicate with your state commission on your behalf.
 
I just paid $564 I think with $500k/$1000K coverage with OREP.

I don't do large appraisal assignments like I used to. I don't need like $2mill coverage.

I put it on credit card and it cost me like $10 or so on credit card fee.

I think the premium was $494 and $60 orep fee.

I also get 14 hours of continuing education with that premium. Their continuing education classes are not easy online. But you can do them at your own pace.
 
This is rough time of year to be going through what are you are going through. Do the best you can.
 
On the other hand, I don't see how FNMA has a dog in this fight or race to audit their appraisal files. I don't even see how FNMA has the authority to do so.
It was a mortgage company that failed. Why wouldn't they have authority
 
My clue is the lender would not be laying off if they were not in trouble. But lenders always get bailed out.
