Used the wrong form now what?

Never said it hasn't happened - I said I haven't seen it. I'm a prior investigator for the TALCB and current mentor for the TALCB. I check the disciplinary actions monthly.

I'm not trying to start an argument, but I am just curios how you would know that it hasn't happened.

You 2 are like the tyson fight. A lot of dancing, but no solid hits. Just to funny to see the slapping goin on. Still, better than the political threads.
 
I seriously doubt that any state board has seen a complaint where the only fault was that someone thought that an appraiser used the wrong form.

However, it reminds me of a time I was escorting an OSHA inspector around the factory I worked in. He saw a few minor safety items and mentioned them to me. I asked if he was going to write them up...he said "no". However he added...."If I see something serious, I'll write it up and I'll write up those minor items also." He said "You don't want me to start writing."

If there are serious flaws in an appraisal report you can bet those in charge will throw in the 'wrong form' charge along with the serious problems.
 
I searched 4 years of OK board sanctions and it is near impossible to search in those because they are not searchable pdfs. But a couple of interesting comments from state boards

I should be speechless, but I'm not. I honestly thing this level of competency is far more prevalent within our ranks than is ever discussed. Another reason appraisals for lending are essentially going away except in rare cases.
 
State appraisal boards enforce USPAP and any appraisal regulations applicable to their state. They don't enforce copyright laws. USPAP says nothing about which form you are to use in which situation.

Hello. I never said state boards enforce copyright laws. Using the wrong form, however, AND THE FNMA/CERTIFICATION is most certainly a USPAP violation given the original post.
