Used the wrong form now what?

I don't have to use the Fannie certs. I can add a general cert or my own editable cert that I use for non lending assignments. Personally i do not use the URAR 1004 for private reports. But I don't see anything that would preclude using the first three pages
Why? What would be your motivation? The 1004 form does not fit the Op's appraisal problem.
 
Most software has a non-lender 1004 look alike form, you should be able to add the non-lender form to the forms list as it will automatically populate with the data you already put in. Then double check all your fields and make sure the correct certifiction pages are attached. With my software, SFREP, it takes a few seconds to switch forms.

My point is that there is nothing in the first 3 pages of the URAR that prevents it from being used for private reports. Not that I use it for that purpose.

You CAN do that... if your software allows it. You CAN also buy sushi in a gas station. In both cases.... you shouldn't.
 
While the FNMA/Freddie Forms are copyrighted, can anyone link me one state board case where an appraiser was sanctioned over using a copyrighted form for non-lender work, please?

I do not recall a post alleging a board case based on copyright. That said, maybe there was one-idk.

Why don't you look it and link it since you posed the question?

IDK why people believe that a state board action is the only thing that matters.
I searched 4 years of OK board sanctions and it is near impossible to search in those because they are not searchable pdfs. But a couple of interesting comments from state boards
