USPAP class for the thirteenth time

In regards to the title of the thread, my last USPAP class was on Zoom (McKissock). I was doing a play-by-play analysis here on the AF. One appraiser got pretty upset about it and questioned my dedication to the profession.

The USPAP instructor was singing Vaudeville tunes for Christ's sake.... was lost on the questions being typed to him, spent 10 minutes trying to help some poor hapless attendee turn on their speakers. I was ready to throw my computer against the wall.....

I think the delivery and modes of instruction make a difference in how many of the prisoners experience it.

I don't know why any of the regulars here would sit through a Zoom instead of just doing the online. You're already getting far more detailed discussion and illustrations here than is possible in any 7-hr presentation regardless of the mode of delivery.

Their usage of an AVM isn't an appraisal and they are not acting as appraisers when pushing that button.

It's just like when they read through an appraisal report and decide to use it, that act is as a user, not as an appraiser providing a user with an opinion of the quality of the report. The appraisers are not acting as intended users and the intended users are not acting as appraisers.

Actions of the individual + expectations for those actions by the users. That's how USPAP gets applied. Not on the basis of the whatever wordplay people engage in, such as you and a couple others are constantly attempting to do. Matter of fact, the primary purpose of the DEFINITIONS section is to counter the types of arguments you and others have been attempting.

I always stuck to the script, because that was one of the conditions of the agreement I signed with them. The whole purpose of the instructor qualifications program was intended to get all the instructors going in the same direction as established by the ASB.

FYI, I always encouraged the loudmouths sitting on the back row to express themselves as part of my instruction. That way everyone could hear both sides of these arguments along with the reasoning thereof. I handled those guys just like I handle you, by making my case and letting everyone decide for themselves which explanation made sense to them and which looked retarded and inconsistent.

Nobody tells appraisers what to think. All anyone can do is present the information knowing that appraisers will decide for themselves.

Regardless how often you make that accusation, I ain't that guy.

I don't think the GSEs should waive appraisals unless the LTV is super low, like less than perhaps 60%. Obviously, the GSEs have a different opinion on the matter than I do. And they apparently are going to do what they want to do. Not what appraisers want them to do.
