USPAP class for the thirteenth time

Actually, the doctor analogy is a fair comparison in that these Medical practices work for a medical group ( in my area Axeminster, Providence, Torrance IPA, etc.). The medical group is like the AMC, only paying out so much per patient visit. In other words, the doctor has no control of how much to charge for his services.... they only get what the Medical Group gives. Why do you think when you go to the doctor you're seen by a nurse practitioner?

Many doctors have bailed on practice and gone into being the university professor..... more money in it.
What you're referring to is the business environment for these different occupations.

Who is doing that? The clergy is considered a profession but that doesn't mean most people are equating their skillset to the doctor's skillset.
You're correct, not comparing skillset....

the best part of the so called client requirements, is they do not even follow them when they are waiving the appraisal :ROFLMAO:
 
That's because their appraisal policies only apply to appraisals and not to their AVMs. It's akin to their AVM policies only applying to their AVMs and not to the appraisals.

The thing about their additional user-driven appraisal requirements is that they're THEIR requirements. That which they have enacted they are free to revoke anytime they want and for any reason they want. Not just the one user, but just about all of them.

Your choice as an appraiser is to either accept the terms on offer, renegotiate before accepting or to eject from the assignment altogether. Although I will freely acknowledge that some appraisers lie and say they will comply even when they have no intention of doing so; but that can cause a problem for them if they get caught.

In regards to the title of the thread, my last USPAP class was on Zoom (McKissock). I was doing a play-by-play analysis here on the AF. One appraiser got pretty upset about it and questioned my dedication to the profession.

The USPAP instructor was singing Vaudeville tunes for Christ's sake.... was lost on the questions being typed to him, spent 10 minutes trying to help some poor hapless attendee turn on their speakers. I was ready to throw my computer against the wall.....
