VA Appraisal 60k below offer price

I dropped off VA --Done its stupid :)
You can't say that because they have the lowest loss ratio of any loan program. I understand the problems, and mitigating factors but still.................No taxpayer bailouts.
 
I liked the FHA panel when I was on other side. I don't really remember how it got dismantled. Some of the best appraisers I knew were on the FHA panel. FHA fees were good money back then.

ZOE- I don't seem to remember talking about loan losses-default rates or tax payer bailouts so stay focused. Also its a good program for many appraisers in some areas . In SO CA it's just hard for many too continue chasing $700K to $1,000,000 VA purchases when the Vet got into a bidding war and the seller won't pat $10 of repairs. I know 4 or 5 who dropped off this year because there is more money and less headaches doing conventionals even when the pay less than the $600 offered here. Because back in the day VA were almost all cookie cutter small to middle sized homes and not MC-Mansions. There is no shortage of VA appraisers anymore in SO CA and God Bless them some love it and its a good fit and others don't.

I don't doubt that at all. They need to jump fees on a more geographical area. They already do in many areas but it is not equitable due to differences in homogeneity vs heterogeneity in different real estate markets.

It not the homogeneity VS heterogeneity-out here in CALI we are a gender neutral State and it's Pride Month

Don't play stupid with me. Some VA appraisers have it made working in very homogeneous markets. LOL Cookie cutter city. LOL
 
Tennessee is not cookie cutter city, or cookie cutter state for the most part. Parts of Nashville are decent cookie cutter. Memphis is bad heterogeneous. Knoxville is bad heterogeneous. Rural is worse.
 
Nashville MSA has most homogeneous real estate market in the whole state. It's still not cookie cutter city.

Your naive if you truly believe this statement! Lowest loss ratio reported, maybe. Have you missed the reports over the past decade regarding the fundamental dishonesty within the VA? Like letting vets die in the waiting rooms after months trying to get an appointment, but reported as only hours or days on the waiting list? And who would need a taxpayer bailout when they have an unfettered pipeline from the treasury? Just because no one is holding them accountable doesn't mean they are a good deal for anyone. I think the whole program is a sham for the benefit of realtors and lenders at the expense of the vets, who are victimized as often as they are assisted.
 
I have seen pictures of some areas where every other 10th house is the same floor plan. Maybe every other 4th house. That's good. If I was working that market, I would love it.
