You can't be serious, you out measuring houses. I see that you have over 3000 posts. You must be posting nearly 50 times a day. Spend half that time and do a second appraisal during the day and you would make a good living. But All you do all day is lobby for some union. Come to think of it you probably are making a good living but as a lobbyist not doing appraisal work.

Has your physician cut his/her prices in 1/2 due to the recession?
After all, she no longer needs to remember anything from medical school, s/he can quickly look it up on the INTERNET.

Your insurance agent?
Your plumber?
Your car repair man?
Oh...none of those are good examples either?

Well, how about you??

You need X amount of time to figure out WTF went wrong with XYZ,
and Y amount of time to write a new program to fix it.
The new ITMC ((IT Management Company)) only takes 50% of your consulting fee as your mandatory consultant.
((Oh, BTW the ITMC is owned by the same firm you used to consult for ....at full fee <<ROTFL>> .))

But, since you can look up all that stuff on the internet, you can be twice as productive, so you should thank your lucky stars that you can leverage those years in university and in MS classes, to allow you to work twice as hard to get the same net income.

The time you need to do the work doesn't get shorter because of the internet, since the very same stuff was there 4 years ago??

What's that you say???.... You need to work from 8 am to 10 pm to stay even with 4 years ago?
What....?? You're not even staying even, since prices of most things, except houses, have gone up?

You have been a member of this forum for 24 hours and decide to make you first post an insult to appraisers and your second post an insult to a specific member of this forum.

If you can do math the poster you insulted has 2.37 posts per day. Secondly it is none of your business what a person does with his time. Some people watch TV three hours a day some people like to come on this forum an hour a day and learn things from their peers.

I don't know what makes you think you can come on here and make judgments of of an entire profession but you will not be allowed to insult members of this forum.

Want to contribute? Fine. Otherwise I suggest you find a different hobby.
 
Education

I know appraisers that can appraise 4 houses in a day. At what used to be full fee, $500, that would be $2000 a day. Giving the appraiser a generous 4 weeks of vacation a year there are still over 220 day a year that can be worked. Thats $2000 x 220 = $440,000 gross. Your doctor, you lawyer your IT professional don't gross that. And do you think that an appraiser has the talent or education of any of those people. Those professions had to go to school for 7+ years and incur huge debt for their educations before they started in low paying entry level positions.

I know many, many appraisers that can do three houses a day thats gross of $330,000, at the old wages. Still way above the amount that most of those professionals get paid.

Even at Valuation partner rates an appraiser can gross $200 X 4 X 220 = $176000 a year. Thats good money. But to do that you need to take advantage of the technology and probably hire an assistant. If you want to be considered a professional rather that just a laborer those are the responsibilities that you need to take on. You won't find those other professionals making that money without putting other people to work under them.

As to the other professions cutting their prices, have you heard of "Health care reform".
Have you seen the unemployment rates. The reason that there are jobs for the appraisers is that the unemployed and underemployed are refinancing their homes. 4 out of 5 appraisal are a refinance. These people are broke, trying to keep their heads above water and you want to keep you fat commission that was inflated during the heady days of 15% a year home appreciation.

I know that what I am saying is not going to be popular on this site but it is the Gods honest truth!

Boy, if an IT guy has time to come here and belittle us, and we make $176k on the low end, I wonder what an IT guy makes?
 
What I made $

I have a degree in math from a major university. I am a member of Mensa, that means that my IQ is in the top 2%. And I Earned less than a thousand dollars last year. Not because I don't have every bit as much ability or talent as any of you but because I know of which I speak regarding the economy. I have put in 60 hour weeks for months on end trying to create a business. I don't feel entitled to anything. I earn every penny I make as I'm sure you do to. But times have changed, and you need to adjust. My job went away and now I'm trying to build something new.

If you want a better analogy with regard to careers think about Realtors. How many of them are still making as good a living as they were 4 years ago.

The appraisal business is being buoyed by the refinancing of people in dire straights. If you think that you making those inflated fees off of people who are trying to avoid bankruptcy is right, I can't stand with you. I'm not saying that AMC's are right to keep 40% of the fee, I'm saying that the fee that is charged the person making the loan needs to be dropped by 40%.
