Valuation partners contact information anyone?

LOL... ShooterAA, what good is even half the fee if it never arrives in the mailbox? Is it really half the fee if you spend (as I had to do) several hours out of each week calling and emailing Valuation Partners for the meager fees that I was owed? I spent 3 hours on the assignment and another 3 hours harassing Valuation Partners for the money I was owed, which eventually came 45 days, 10 phone calls, and 10 emails. I'm not a genius or anything, but adding up all of the time and effort equals less money for MORE work, as I am used to getting paid for the work that I do (a genius in Capitalism such as yourself should understand compensation for services rendered.) I became a trainee in 2006, and I don't know what type of software you're using, but WinTotal hasn't doubled it's ability to search for data accurately and enter it into a report correctly. The program is almost exactly the same as it was back then. My questions are as follows: what programs are you using that enable you to complete an appraisal in half the time that you could 4 years ago back in 2006, and if you are in fact able to complete it in half the time, how many errors do you think a real appraiser could find in your reports? Also, what AMC's are you working for that actually pay without me having to resort to ridiculous collection calls and emails? Do you actually hold a license as an appraiser? Also, where did you ever get the idea that anyone wanted to unionize this business? Ask Detroit how well the labor unions work!

AA doesn't have real world experience, but feels empowered by his/hers Mensa declaration. He/she admonished the idiot child appraisers that they should make 150k+. Why am I not an IT guy? Who are the dumbarses?
 
There are many elements of the appraisal business that you know much better than I, but I do know some elements of the appraisal business better than you.

1 That appraisers should use the best technology to make themselves more productive.

2 That the economy right now is tough.

3 That 4 of 5 new loans are being made to refinance and that many of those people are doing so because they are in bad financial situations.

4 That I don't like the fact that AMC's take as much as 40% of the appraisal fee.

5 That I claim that Doctors and Lawyers who've gone through a much more rigorous education aren't making the amounts of money that appraisers could if they were getting full fees and working their butts off to do four appraisals a day.

6 That there are appraisers that can and do, do 4 appraisals a day with the aid of office personnel.

I don't in any way condone any AMC that doesn't pay promptly. I have no appraisers licence or certificate. And the post that I was responding to calls for a boycott of all AMC's that pay low fees. Any organized movement to boycott a group seems like a step toward unionization to me. If the fee is to low for you pass it by. But I guarantee you that in this economy there are people who will jump to make take any work that they can get. I'm one of them.

My calculations indicate that you most certainly have "stepped in it." :) No disrespect to your "top ramen" and all but any single appraiser that is working/completing 4 a day, even with aid, is do-doing exactly that. Don't tell me otherwise because it's not possible in this environment unless they are working 20 hours a day. Even at 20 hours your looking at maybe 2. Any more than that then you are gathering your data from what we affectionately refer to as the "skippy." Wikipedia hasn't picked the term up yet, maybe next year.

UUUuuummmm, is it software that can snag broadcast orders? (That would help us with our efficiency). Call it "A3," that's catchy I think!

UUUuuummmm, is it software that can write reports so that we can re write them again because the software is only as good as they say it is (like comp cruncher, grrrrrrrrrr........comp cruncher, gggrrrrrrrrrrr).

UUUuuummmm, is it software that can suck 40%-50% of an unearned fee from MY companies income that was used to cover business expenses, support a wife, two children and a morally correct and ethical business model built on my own desire to be a dedicated, successful entrepreneur that was able to walk away from all the shady dealings that went on? The gov't may back that idea but their objective would be focused on the public's interest (Sutphid placing tongue in cheek).

On another note, I can't calculate how you survived on $1,000 a year (post #20)? That's tough math as far as I can tell. Not a rip on you but you may want to spend less time chasing the appraisal industry. It's actually quite dominated at the moment by "the next 500 mph vehicle to drive the financial industry into the ground." They call it technology to advance the accuracy and reliability of estimates. These are two very key words you should use in your campaign....they send a positive vibe.

I suppose if you are on the tech train that is running over a wounded industry, which by the way is being exploited by such technology scammers because never before has "opportunity knocked" so hard, I bid you short term success or none at all. If in fact it is a product that helps the appraiser become more efficient, good luck with it. Just as long as it is not intended to make it "faster, quicker, cheaper" at the peril of all those poor refi-ers you are referring to (because that's all that is out there right now). And it's selling like hot cakes........but then again, so did no money down and negative am loans, etc., etc. :new_blowingup:

I will now bid you good evening with a bit of advise: Ease into a room full of strangers and don't lead with that big brain of yours. Try not to tell a veteran of anything "how it is or how it should be" on your first day. That goes for any business or personal venture. It's actually quite offensive. It would appear that you run your mouth without the advise of that special 2% you got under that hat ;).

What is the probability that your next post will contain more than 2% of respect?

You want to help? Create the most vicious computer virus every imagined and upload it to the U.S. Congress' Progressive Caucus members. Start with Barney Frank and Chris Dodd's system. Then head over to FNMA and keyword it to "HVCC" and "Andrew Cuomo", and all variants thereof. At least THAT would be a start.

There is only so much that can be done in this arena. Write software that integrates MLS data. And a subroutine that convinces MLS directors that it is in their best interest to integrate it.

The Time I spend to do 1 typical single family appraisal:

Pre-order acceptance research: 1/4 to 1/2 hour
Post-order acceptance research: 1/2 to 1 hour
Field time (inspect property and comparables from street; travel time) 1 1/2 - 3 hours
Write up appraisal: 2-4 hours
Explain appraisal to phone monkeys: 0-1 hour

Total: 4 1/4 hours to 8 1/2 hours.

Time to do 4 appraisals: 17 - 34 hours

Time for wife, kids, sleep, meals, etc.: 7 - (-10) hours

Time wasted on ShooterAA: 1/4 hour.
